There is a great number of people who has contacted us in the past asking for a house, we offered the full service and informed over our service fees, and they often refuse to, which is pretty ok! later on they ended up looking for properties of 0 JPY and hard to get the property's files and documents signed to transfer ownership, some of them even got properties that cannot be demolished but only restored and the property structure is just falling apart, going to spend thousands of dollars in restoration... which they may not be able to afford, and then that property continues to be abandoned...
We charge 3200USD for our services, we are no able to find "given away properties in Japan" as they are hard to document, or their structure is about to collapse and the regulations are strict towards them. However, we offer a safe service in which you will have videos, photos, know that the property can be legally transferred to your name without harsh and overspending.
To ensure that the property is in great structural condition, we do ask you, if you want the property, to pay an extra fee to send a professional there to check on its structure and supply us with a complete survey which is properly translated into English, Spanish, Portuguese and Italian, (you choose the language, the translation is included in the service fee), and you get a full report of the house condition before purchasing it!
This is called safety, you spend a few extra hundreds and get a property that you can register, can restore and live in.
At the very end, you won't be facing huge restoration fees, or go on a side quest for heirs to sign you the documents of the house (which sometimes they ask for money to do it)... sad but true.
Most of our clients do not spend more than 4500USD with our services, surveys, contractions and registration.
This is money value, you buy what you expect to buy and do not get into a scam, fraud or a nightmare.
Just last month, a Hong Kong girl dismissed our contract to go on a hunt for a free house, and now she has a property donated by the government filled with restrictions, with several people to go after to give her permission to register the property.... already spend money on several brokers who cannot help her to complete this task, called us yesterday in tears asking on how to do it, asking to help and we cannot help as our company is very strict about what kind of property and region we are willing to do.
So, please do good math before reading online news of "given away houses in Japan", those properties are filled with regulations, if not... if it was that easy, then why local Japanese do not buy them? why local foreigners in Japan do not as well? why don't they purchase them, then sell to other foreigners? or Maybe for business setting.
Nothing can be too good to be true, so we urge you to do not sign our company if you are not confident about us, and we also do urge you to ask a respectable broker to get you a complete survey over the property before signing anything, otherwise you will end up paying annual taxes for a property you cannot live in and cannot sell to others.
