Before you get excited about a cheap home in Japan, you need to know the 1981 Rule.

In 1981, Japan introduced stricter earthquake building standards. Homes built after 1981 generally meet these newer requirements, while older homes may not.

That $30,000 property might look like a great deal, but if major seismic upgrades are needed, renovation costs can add up quickly.

That doesn’t mean you should avoid pre-1981 homes. Some have already been reinforced, and others still make financial sense.

The key is understanding what you’re buying before you fall in love with the price tag.

It’s one of the first things we check when evaluating a property.

Can foreigners buy property in Japan?

The short answer is yes.

You do not need Japanese citizenship, permanent residency, or even a visa to purchase property in Japan. You can legally own both the home and the land as a foreigner.

We’ve helped hundreds of buyers from around the world purchase property in Japan, many of whom were not residents and did not have Japanese visas.

People often ask if this will change in the future. The honest answer is nobody knows.

But as of today, foreigners can still buy property in Japan with the same ownership rights as Japanese citizens.
