Buying property in Japan? The purchase price is only part of the total cost.

Closing costs can include agency fees, scrivener fees, transfer taxes, earthquake and fire insurance, and loan establishment fees. These usually add up to around 6–8% of the property price.

So on a ¥100 million property, that could mean another ¥6–8 million in costs. But depending on your loan structure, some buyers may be able to include those costs in the financing.

A good reminder to look at the full picture before deciding your budget.
