A new chapter for Jin's Homes Co., Ltd.: we're moving!

All the paperwork is signed, and soon we will call Yebisu Garden Place Tower in Ebisu our new home. This is much more than a change of scenery. Moving from Yokohama to Tokyo brings us closer to our valued customers and the properties we connect them with.

We've spent years building our reputation and expanding our team to help aspiring property owners and investors navigate Japan's real estate market. Tokyo is where our clients are, and it makes sense for us to be here too.

Does a “No Monthly Mansion” clause mean that furnished monthly rentals are prohibited? Not necessarily.

We recently encountered this clause while helping a client purchase a condominium. After contacting the building management company, we learned that the restriction was intended to prevent Airbnb-style operations—not residential rentals of one month or longer.

This example does not mean monthly rentals are permitted in every building. Each condominium association may interpret its bylaws differently. Before walking away from a property purchase, it’s a good idea to confirm the building management company’s intentions. The answer you receive may be more flexible than the wording initially suggests.

One thing I’ve noticed recently is how limited the options are for professionals and families looking for a furnished apartment in Tokyo.

This is especially true for professionals relocating from overseas who need more than just a small studio. Families, remote workers, and longer-term business travelers often need somewhere they can actually live comfortably, not just stay.

In popular neighborhoods like Meguro and Ebisu, finding a furnished apartment of around 50m² or more for stays of one month or longer can be surprisingly difficult.

・Can the existing license be transferred to an individual?

Well, I have good news for you: foreign nationals, including non-residents, can take over an existing hotel business license in Japan. This, of course, assumes that you meet basic legal requirements (e.g., no criminal history) and have a local property manager for hands-on management.

Additionally, existing licenses are generally exempt from new laws and local ordinances. Therefore, when a hotel business license is transferred, the new owner can continue operating the property under its original legal framework.

As Tokyo’s rules for short-term rentals tighten, the broader trend is increasingly clear.

More wards are moving toward requiring an onsite manager or local operating presence for newly issued licenses. In the near future, I believe the typical short-term rental property will shift from single detached houses to smaller buildings with a room for management functions.

These rules are also why licensed properties are attracting more attention. Prices for these properties may seem steep at first. However, the initial investment is often worth it when you compare the cost, time, and uncertainty of getting a new property licensed from scratch.

Why are you returning to the office?

As I continue to think about the growth of Jin's Homes Co., Ltd., I keep coming back to this question. I understand the appeal of having everyone in one place. Communication is immediate, management is more straightforward, and it's easier to maintain a sense of team culture.

However, when I think about the reality of daily work, I keep coming back to the same question: are long, frequent commutes really the best use of anyone’s time? I prefer not to ride crowded trains, and use that time to send my son out to school, respond earlier to a few more emails, and search for a few more properties/opportunities. Throughout a month, this can add up to closing an additional deal.

Isn’t that the same for employees too? I assume for many people, commuting means crowded trains, less family time, more stress, and less energy even before (and after) work. I’d prefer my employees to deliver more, contribute more to revenue, get paid more, and save energy for family to maintain general happiness (which I think affects communication and decision making). I think this helps retain talented employees in the long run too.

So I’m curious: for those of you running businesses, leading teams, and asking them to be in the office, what benefits are you seeing? For employees, what do you think about this?

Why did I start Jin's Homes? This week, I’d like to share our origin story.

Before founding Jin's Homes, I worked for several real estate companies. I spent years pushing myself to grow my career, commuting more than an hour each way, coming home late, and spending many weekends feeling too tired to be fully present with my family.

Over time, I started to question whether that was really the only way to work in real estate. As my son got older, family responsibilities also changed: school events, summer vacation, and days when my wife was sick and I wanted to be more available. I began to realize that many of these responsibilities could be handled without sacrificing work quality if I could somehow salvage the time I was wasting while commuting.

That’s why I started Jin's Homes, alongside recognizing a clear, growing demand for short- and mid-term rental acquisition and management services. And today, we are building the kind of work environment I wish I had earlier in my career: abundant remote work, flexible schedules, and an outcome-based mentality.

To everyone—interns, team members, clients, and partners—who has propelled us this far: thank you. Even though we’ve been operating for nearly three years, we’re just getting started.
