It's one of those that 𝐰𝐞 𝐧𝐞𝐯𝐞𝐫 𝐠𝐨𝐭 𝐭𝐨 𝐦𝐚𝐫𝐤𝐞𝐭 𝐭𝐨 𝐞𝐯𝐞𝐫𝐲𝐨𝐧𝐞 𝐞𝐥𝐬𝐞, 𝐨𝐧 𝐬𝐨𝐜𝐢𝐚𝐥 𝐦𝐞𝐝𝐢𝐚 𝐚𝐧𝐝 𝐭𝐡𝐞 𝐢𝐧𝐭𝐞𝐫𝐧𝐞𝐭 𝐢𝐧 𝐠𝐞𝐧𝐞𝐫𝐚𝐥🤫 That's because the project was fully-booked just among our past clients + a few new clients who had already declared interest in whichever beach project we would do next. Let me give you the story😉...⁣

So we had just finalized bookings on a beach project in Uyoma and were now processing the paperwork for the completed project. ⁣
⁣
But because our sales operate on a first-come🏃🏾‍♀️ first-served🥇 basis, 𝐬𝐨𝐦𝐞 𝐨𝐟 𝐨𝐮𝐫 𝐩𝐞𝐨𝐩𝐥𝐞 𝐡𝐚𝐝 𝐦𝐢𝐬𝐬𝐞𝐝 𝐨𝐮𝐭 𝐨𝐧 𝐭𝐡𝐚𝐭 𝐩𝐫𝐨𝐣𝐞𝐜𝐭 𝐟𝐨𝐫 𝐝𝐢𝐟𝐟𝐞𝐫𝐞𝐧𝐭 𝐫𝐞𝐚𝐬𝐨𝐧𝐬, main ones being:⁣
📌 Some had delayed funds which allowed liquid buyers to be first to make their deposits⁣
📌 Due to tight schedules, by the time some were able to come and view the site, the project had already been fully booked.⁣
📌 2 had asked to be notified when the succession cases would be completed so they could deposit, but while they waited another group that had past experience on how we handle succession cases took their selected parcels by making their deposit.⁣
⁣
However, while selling the Uyoma Kokwiri project, we were also finalizing talks on another 7.5acres of beach property also around Uyoma
⁣
Starting with past clients (our past clients always get first priority on all our business dealings, they are bae😘), then moving to new people that had shown serious interest, we introduced them to the upcoming project.⁣
⁣
We ended up selling most of the project to our MVPs🫠 (past clients) and only had the last 2 parcels taken up by new clients that loved the place.⁣
⁣

Observing his needs, we eliminated most of what we had in Seme at the time, but took him to view a parcel near Kit-Mikayi that we were in the process of doing a succession on. On the site visit he liked it, especially with it having even terrain with a big rock on one end that he said he'd incorporate into his landscaping. So he put in a deposit, signed our sale agreement and we went on with the conveyancing while be made his monthly payments.⁣⁣⁣⁣⁣⁣

✅ About 5months into the purchase, during general banter while on a visit to his office to pick up a cheque, his rep told him 𝐰𝐞 𝐡𝐚𝐝 𝐣𝐮𝐬𝐭 𝐛𝐨𝐮𝐠𝐡𝐭 𝐚 𝐪𝐮𝐚𝐫𝐭𝐞𝐫 𝐚𝐜𝐫𝐞 𝐨𝐟 𝐛𝐞𝐚𝐜𝐡 𝐩𝐫𝐨𝐩𝐞𝐫𝐭𝐲 𝐢𝐧 𝐒𝐞𝐦𝐞 𝐧𝐞𝐚𝐫 𝐊𝐢𝐭-𝐌𝐢𝐤𝐚𝐲𝐢 𝐞𝐧𝐫𝐨𝐮𝐭𝐞 𝐭𝐨 𝐍𝐝𝐞𝐫𝐞 𝐈𝐬𝐥𝐚𝐧𝐝. 🔖To see if we could get the neighbors to our parcel to sell, so he'd get a bit more space. ⁣⁣⁣⁣⁣⁣
🔖Asked what could be done about the road that cut through 2 of the parcels, so that it wouldn't divide the total property.⁣⁣⁣⁣⁣⁣

During our due diligence(talking go neighbors, chief, area village elders etc.) we found that the 2 we wanted were both succession cases and that one had already been sold - 𝘴𝘰 𝘸𝘦 𝘸𝘰𝘶𝘭𝘥 𝘥𝘦𝘢𝘭 𝘸𝘪𝘵𝘩 𝘰𝘯𝘦 𝘱𝘢𝘳𝘵𝘺 𝘧𝘰𝘳 𝘱𝘢𝘺𝘮𝘦𝘯𝘵𝘴 𝘢𝘯𝘥 𝘢𝘯 𝘦𝘯𝘵𝘪𝘳𝘦𝘭𝘺 𝘥𝘪𝘧𝘧𝘦𝘳𝘦𝘯𝘵 𝘢𝘯𝘥 𝘶𝘯-𝘪𝘯𝘤𝘦𝘯𝘵𝘪𝘷𝘪𝘴𝘦𝘥 𝘨𝘳𝘰𝘶𝘱 𝘧𝘰𝘳 𝘵𝘩𝘦 𝘴𝘶𝘤𝘤𝘦𝘴𝘴𝘪𝘰𝘯 𝘱𝘳𝘰𝘤𝘦𝘴𝘴😩... With successions lasting 4-12months assuming no family squabbles, we knew our job of handling politics and managing all egos involved would be quite a task😭

𝐖𝐡𝐚𝐭 𝐰𝐚𝐬 𝐚𝐜𝐭𝐮𝐚𝐥𝐥𝐲 𝐢𝐧𝐯𝐨𝐥𝐯𝐞𝐝 𝐢𝐧 𝐭𝐡𝐢𝐬 𝐩𝐮𝐫𝐜𝐡𝐚𝐬𝐞:⁣⁣⁣⁣⁣⁣
✅We proceeded with the succession for the initial quarter acre beach plot.⁣⁣⁣⁣⁣⁣
✅Started the successions for the other 2 parcels that touched the original quarter acre beach plot (details of how we do our successions are in our other posts specifically on that).⁣⁣⁣⁣⁣⁣
✅Transferred the client's payments for the very first parcel(the one near Kit-Mikayi) to this new project that totaled 1.6acres, and signed an addendum to the previous sale agreement⁣⁣⁣⁣⁣⁣.
✅So that it could be one solid block, when we had finally gotten titles for all the 3 parcels (about a year later) we did the legal work to reposition the public road that cut through the land (details of how we do our road re-alignments are in our other posts specifically on that).⁣⁣⁣⁣⁣⁣

✅𝐓𝐢𝐦𝐞𝐥𝐢𝐧𝐞: it took over 20months from us signing the first agreement to handing over the project after repositioning the road and fencing the entire property as a single block as requested by the client. He was making monthly payments throughout that period.⁣⁣⁣⁣⁣⁣

✅𝐏𝐚𝐩𝐞𝐫𝐰𝐨𝐫𝐤: This project involved 3 separate succession cases (which we took from registration to transmission), multiple title transfers, a road re-alignment, sale agreements and even an addendum to one of those.
⁣⁣⁣⁣⁣⁣
✅𝐏𝐚𝐲𝐦𝐞𝐧𝐭: For this specific client, after the initial lump-sum deposit he got on a monthly payment plan that spanned the entire duration of the conveyancing.⁣⁣⁣⁣⁣⁣
