HAVE YOU EVER WONDERED WHAT TO DO IF YOU LOST YOUR TITLE DEED? WORRY NO MORE,HERE ARE SOME TIPS FOR YOU!

REPORT THE LOSS

Visit your nearest police station to report and obtain an abstract confirming loss of the Title Deed.

CONDUCT AN OFFICIAL LAND SEARCH

Do a land search of the said property to confirm ownership and to verify the status of the property.

AFFIDAVIT

With the help of a Lawyer get an Affidavit, which confirms the loss of the Title Deed and establishes your ownership claim. It includes details like how you acquired it and the circumstances of the Title Deed's loss.

PUBLIC NOTICE REQUIREMENT

A notice of the lost title deed is published in the Kenya Gazette for a period of 30/60 days incase there is any person with claims of the said property.

SUBMIT APPLICATION FOR TITLE DEED

Complete and submit an application form for a title deed replacement to the Land Registry. Attaching:
➡️The police abstract
➡️ Affidavit
➡️ Search results
➡️Proof of Gazette publication(if required)

PAY REQUIRED FEES

Cost of processing the replacement can vary from one land registry to another.

PROCESSING AND ISSUANCE OF REPLACEMENT TITLE DEED

If no objections after lapse of 60 days the Land Registry will process and issue a replacement Title Deed. The process may take a few weeks to a few months, depending on the registry's workflow.
