10 factors to consider when buying land in Kenya.
1. Intended use/location~ Intended land use will always dictate the location
2. Title deed. ~ Always insist on getting a title deed after paying for your land. Do not accept certificates.
3. Terrain ~ Avoid satellite maps. Find time and go to the land personally. Don't trust an agent's word for it, go to the ground.
4. Wetlands ~ Make sure the land you're buying doesn't lie on a wetland. A valuer can do that for you. Find out Kenyan laws governing wetlands.
5. Drainage/Flood zones ~ Make sure the land you're buying lies on a flat zone & is well drained. Buy land during rainy season to avoid buying a swamp at a "good deal".
6. Zoning ~ Zoning is a legal act of government for allocation of land for use e.g. commercial, residential or industrial. Find out about the land you're planning to buy.
7. Utilities ~ Find out important issues regarding water, electricity, sewage lines, regulations concerning septic tanks for the land you're intending to buy.
8. Neighbors ~ KYN (Know Your Neighbors) Is your neighbor a factory, hospital, industry etc. How will they affect your wellbeing. Visit the land several times to do this or simply ask around.
9. Community Services ~ check out on availability of shops, hospitals, schools or police stations. This will also depend on your intended use for the land. If you're just buying for speculation, you don't need to check on this.
10. Affordability ~ Can you afford to buy the land of your choice. Is it within your budget.
