My office is located at Ruiru. I strictly deal with rent collection. I feel that I am the best agent to work for you in the matter of rent collection because of the following reasons;

1. The rent is paid directly to the Landlord or Landlady's bank accounts and I am not in any way receiving any money on behalf of the Landlord/Landlady.

2. I make sure that rent is paid by the 5th of each month without defaulting.

3. I don't claim the commission until all the house bills are fully paid by the Tenants without deductions as per the agreed date.

4. I do make sure that all the vacant houses in your apartment are fully Occupied within a span of one month.

5. If you contract my agency to collect rent in your apartment; I do offer one-month free service to gauge my services and your acceptance.

6. I always make sure that the tenants pay their water bills and garbage charges in full amount without depending on the Landlady/Landlord to top even a cent to balance the monthly water bills and garbage.

7. I have over fifteen apartments under my agency and can take you around for verification and more research about my services.

8. If a tenant starts breaching and defaulting from our tenant's company agreement; Our company lawyer handles the Matter professionally without involving the Landlord/Landlady.

9. Rate of my commission upon collecting rent is negotiable ranging from 3% of the rent collected to 10% of the rent collected depending on the number of houses and the total income.

10. I visit the apartments twice per week to make sure that the cleanliness is highly observed from the caretaker's side.

11. Anytime I am called upon by the tenant or the client to discuss the predicament in the apartment am readily available.

12. I advise my client not to pay me the commission until he or she verifies that the total amount of money indicated on my rent tabulations sheet is reflected in the account.
