Your first plot doesn't have to be the dream plot in a fancy, expensive area. It just has to be a good, clean, verified decision.

A smaller, well located, properly searched plot today can become the deposit for the dream plot later. Land appreciates.

Patience compounds. Most people's second or third plot is the one that finally checks every box, not the first.

Give yourself permission to start smaller than you imagined. Starting is the part that actually matters.

You don't need a windfall to buy land. Most of my clients got there through something much less dramatic: small, consistent saving, month after month, sometimes through a chama, sometimes just a standing order to themselves.

A modest amount set aside every month, left untouched, becomes a deposit faster than most people expect. The plot isn't bought in one dramatic moment. It's bought in a hundred small, boring ones.

Someone will tell you that renting is "throwing money away." It's not.
Renting while you save carefully for land you can actually afford, with money left over for due diligence, surveys, and a proper fence, is not waste. It is patience with a plan.

The real waste is rushing into a plot you can't fully verify or pay off because you felt behind. Slow and verified beats fast and regretted, every time.

If you're still saving for your first plot while people around you already own land, you are not behind. You are building at your own pace, on your own income, with your own priorities. That's not behind, that's honest.

Land will still be there when your money is ready. Rushing a purchase because of pressure, not readiness, is how people end up with regret instead of a title deed.

Take your time. Do the search properly. Buy when you're ready, not when you're anxious.

Buying Land Still in Succession

Buying land from a family that's still going through succession is one of the riskiest deals in the market, and most buyers don't realize it until it's too late.

If the registered owner has passed away and the title hasn't been legally transferred to the heirs yet, whoever is "selling" you the land may not have the legal right to do so, even if they're a genuine relative.

Ask a simple question first: is this land still registered in a deceased person's name? If yes, get your advocate to confirm the succession process is fully complete before you pay anything.

Land Rates vs Land Rent

Land rates and land rent are not the same thing, and mixing them up can cost you.

- Land rates are paid to the county government, based on the land's value.
- Land rent is paid to the national government through the Ministry of Lands, and only applies to leasehold land.

Before you buy, ask for a clearance certificate for both, not just one. An unpaid balance on either can follow the land, and sometimes the new owner, if it's not settled before transfer.

For Kenyans abroad;

3 questions to ask before you send a single shilling home for land:

1. Can I get the parcel number and instruct my OWN independent advocate, not yours to search the title at the Ministry of Lands?

2. Can I get a dated, geo-tagged video walk of the actual plot, showing the beacons, not just drone shots?

3. Will payment go through an escrow lawyer or licensed escrow service, never directly into a personal account?

If an agent hesitates on any of these three, that's information too.

Fencing Your 50x100 Plot

Forget cost for a second — the real question is which fence protects you best.

1. Quarry stone: most secure, decades of life, minimal upkeep. Slowest and priciest to build.
2. Chain link: fast to put up, marks your boundary now. Needs re-tightening every few years.
3. Live fence (hedge/sisal): cheapest, gets stronger over time. Takes 1–2 years before it's a real barrier — not a security fix today.

For a bare plot, quarry stone wins long-term, chain link is the practical middle ground, and a live fence is a stopgap, not standalone security.

One more thing before you pick: wait for at least one full rain cycle before fencing. Land that hasn't settled can shift or sink, forcing you to redo sections. It also gives you time to re-confirm your beacons match the survey — a free check that can save you a boundary dispute later.
Patience here isn't inaction. It's protecting your investment.

Black cotton soil expands when wet and shrinks when dry. Build a standard foundation on it and you're looking at cracks within a few years — unless you pay for special engineering (like a raft foundation) upfront.

Red soil (loam) is far more forgiving and usually needs nothing more than a standard strip foundation.

Before you buy, don't just look at the plot — ask what's underneath. Better yet, get a soil engineer to test it.

The RIM Map

This map can save you from buying a plot that's actually a road reserve.
It's called the RIM — Registry Index Map — and it shows the official boundaries the government has on file for that parcel. Not what the beacons "look like" on the ground. Not what the seller tells you. What's actually registered.

I've seen buyers pay full price for a plot, only to find out a chunk of it sits inside a planned road reserve — land the government can reclaim without compensation.

Before you buy, ask your advocate to pull the RIM for that parcel. One small step, one very expensive mistake avoided.
