Knight Frank Kenya 2022 second-half real estate market report reveals that the prime residential market in Kenya continued to experience growth in Q4, 2022, recording a 3.77% annual increase, following a 2.87% annual increase in Q3, 2022. The report attributes this growth to a lack of high-quality stock of homes for high-net-worth individuals, making the market almost a sellers' market. The positive trend in prime residential prices is also credited to the growth of multinationals in Kenya and a calm electoral period.

The report highlights two significant developments in the Kenyan real estate industry. The first is Rosslyn Grove, a 90-unit-townhouse project developed by Ventures and leased for eight years to the United States Embassy in Kenya, which was awarded the Best High-End Residential Development in September 2022 at the 6th edition of API Events, API Summit. The second is MiVida Homes a 221-unit residential development that has entered the market. The development, located at Garden City along Thika-Nairobi Superhighway, was awarded the IFC-affiliated EDGE certification for incorporating green building design in its construction. The developer has also announced plans to develop 800 affordable housing units in Riruta, Nairobi.

The accommodation will comprise studio, one, two, and three-bedroom units with a price tag of between KES 2 million and KES 6 million and projected yields of 8%.

Having seen and experienced this, I agree with the report's findings that ESG considerations continue to be a key factor for consideration for both investors and end-users of the built environment. The report underscores the importance of green building design in modern real estate developments and the emergence of affordable housing in Kenya's real estate market.

As a real estate professional, I have always found these reports to be an excellent source of insight for gaining a deeper understanding of Kenya's real estate market. This report offers extensive analysis and market intelligence that can be very helpful for those operating in the Kenyan real estate industry.
