Buying Property in Kenya? Watch Out for These 8 Hidden Costs
1. Legal Fees
Where money is involved,always use an advocate.It will save you tears.
Advocates Renumeration Order requires advocates to charge ~1–2% of property value for sale agreements & transfer.
2. Stamp Duty
This is amount to be paid for title deed transfer to be complete.
For rural areas,you pay 2% of property value and for urban areas,you pay 4% of property value to KRA.This is provided for under the Stamp Duty Act.
3. Valuation Fees
You need a valuation report from a licensed valuer if you intend to take a mortgage or you need to pay stamp duty on the property.
Licensed valuers assess property worth (0.25–1%) — banks need this before lending.(Valuers Act as read with the Land Act).
4. Land Search & Due Diligence
A common say,before you buy property, talk to the village drunkard,the Chief and who else?
However,you also need to perform a title search and get a land control board consent (if required).
