Most people think a Quantity Surveyor's job starts when the drawings are done. It doesn't — and that's exactly the problem. The early design stage is where a QS adds the most value: translating concept ideas into real cost implications,Value Engineering, building elemental cost plans that give the design team a framework to work within, stress-testing project viability through development appraisals, and flagging cost risks before they become expensive surprises.

By the time a design is fully developed, the major cost decisions have already been made — often without a QS in the room. Embedding cost thinking from day one isn't a luxury. It's how projects stay viable, on budget, and out of trouble.

When a construction company registers or bids for a project, one of the core requirements is the submission of Technical Staff Documents — CVs, academic certificates, and professional testimonials proving that qualified, competent people will be responsible for the work.
Those documents are not administrative box-ticking. They are a declaration of technical accountability.
You are telling the client, the regulator, and the public:
"These are the qualified people overseeing this project. This work is in competent hands."
So when a building comes down — when lives are lost — the question must go directly back to those documents:

-Were those professionals actually on site?
-Were they actively supervising, or just lending their names?
-Did the company deliver what it declared?

If the answer is no — if those CVs were used to win contracts while the actual work was left to unqualified or unsupervised personnel — then that is not just negligence. That is fraudulent misrepresentation, and it should carry criminal consequences.
The certificates got you the contract. The collapse is your responsibility.
No hiding behind subcontractors. No blaming site workers. The liability follows the letterhead.

How Contractors Overcharge You — And How to Stop It 🏗️

Most construction clients are overcharged. Not occasionally. Routinely.
Here's how it happens — and what you can do about it:

1. INFLATED BILL OF QUANTITIES
The contractor prices items you don't need, doubles up on quantities, or bills for work not yet done.
✅ Fix: Have an independent QS prepare or verify your BQ before signing anything.

2. VARIATIONS WITHOUT APPROVAL
They change something on site, don't tell you, then present a variation order invoice at the end.
✅ Fix: No variation is valid without written approval. Put it in the contract.

3. FRONT-LOADING
Early payment claims are inflated so the contractor gets paid more upfront — then slows down or abandons the project.
✅ Fix: Tie payments to verified milestones, not just dates.

4. POOR MATERIALS, FULL PRICE
They bill for specified materials but install cheaper alternatives. You pay for steel, you get something else.
✅ Fix: Require material delivery receipts and inspect substitutions on site.

5. PHANTOM LABOUR
20 workers on paper. 12 on site.
✅ Fix: Regular site supervision and honest progress reporting.

The uncomfortable truth:
Most overcharging happens because clients don't have the right person watching the right things at the right time.

What Your Architect Isn't Telling You 📐

Architects are talented. Genuinely. But there are things that rarely get said across the drawing table — and they're costing you money.

1. "I DESIGNED IT. I DON'T KNOW WHAT IT COSTS."
Most architects have a poor grasp of construction costs. A beautiful design can be financially unbuildable — and you won't find out until the contractor prices it.

✅ Fix: Get a QS to cost the design at concept stage, before it's fully developed.

2. "I DESIGNED WHAT I LIKE, NOT WHAT YOU NEED"
Architects have aesthetic preferences. Sometimes your brief gets quietly reshaped around their portfolio ambitions.
✅ Fix: Demand a written brief sign-off before design begins. Hold them to it.

3. "THE CONTRACTOR IS MY FRIEND"
Long-standing relationships between architects and contractors aren't always in your interest. Loyalty flows where the next job comes from.
✅ Fix: Competitive tendering with independent evaluation protects you.

4. "THESE DRAWINGS AREN'T COMPLETE ENOUGH TO BUILD FROM"
Incomplete or vague drawings lead to contractor assumptions — and assumptions become variation claims.
✅ Fix: Insist on fully coordinated drawings before construction begins.

5. "SUPERVISION ISN'T REALLY MY PRIORITY"
Once design fees are earned, site visits become infrequent. Your project runs on autopilot.

6. "YOU DON'T NEED A QS"
This one is said directly — and it's the most expensive advice you'll ever take.
