A few guidance notes for residential landlords on how to manage their relationship with tenants.

1. Communicate with your tenants about Covid-19. Let them know that you care about their well being and you've put measures in place to support them inline with government directives. Let them know under what circumstances you would consider giving rent waivers or deferrals
2. Work with tenants on a case by case basis to come up with solutions to the financial challenges they face while respecting each party's obligations
3. If a tenant is unable to pay their rent, the next option would be to consider rent deferral, partial payment, subletting, or utilizing the security deposit particularly if the tenants has decided to move out after a given period of time. In any case, please ensure the lease agreement is amended to reflect the changes you chose to adopt
4. It is important that as a landlord you take decisions that do not jeopardize the health and security of your tenants.
5. Consider levying distress only if the tenant has persistently failed to honor the commitments they made in your previous discussions, and you are convinced that they are taking advantage of the pandemic
6. Evicting should be the very last option and should be done within the confines of the law
