"REALITY CHECK"

Today I have done a lot of thinking during my brainstorming session which made me have a look at the unemployment rate in Kenya. The rate is as high as 35% and 80% of these are youths. In simple terms at least one in every three Kenyan youths is jobless. Since the first case of covid 19 was reported in the country to date I bet the number is even higher owing to the fact that many employees have been laid off.

Wait, why am I bringing this up now?
It's obvious I can't make this unemployment disappear but I thought I could do something about it. INA PROPERTY MANAGEMENT COMPANY in it's desire to serve the entire Kenya. In the first phase we seek to serve following 5 towns in Kenya; Nakuru, Narok, Kitale, Eldoret and Kisii.

Someone reading this story will be like. "Well this story better be leading somewhere." Yes it's definitely leading somewhere.The CEO of INA PROPERTY MANAGEMENT COMPANY has over 5,000 Facebook friends and over 600 phone contacts. Assuming that he reached out to his Facebook friends and his phone contacts for financial support and each sent only Ksh 100. The company will first recruit aggressive marketers in the towns mentioned in the first phase. Hopefully the company picks up and absorbs 100 youths in each of these towns we will end up employing 500 youths.

When his daughter was born he looked at her innocent face and there were two questions in his mind. "If you lost your job today what will your family have?, "If you died today how will your family survive?". The two questions did not give him peace of mind. One thought after the other, one idea after the other. Finally he had the answer he considered best . "Start a company that your family can inherit once you are gone" If you are employed and you die your boss will advertise for a vacancy even before your burial.......

The "NAKURU SCENARIO"

Nakuru seems to be a pretty affordable town but with all the logistics in place it is growing. Sooner or later it will be a little bit more expensive than it is today.

To the maths with your family you probably will be going for a one bedroom or two bedroom apartment.

For a one bedroom apartment in nakuru you will be paying approximately 7,000 - 10,000
In a year if you are paying 7,000 a month, you will have paid 84,000 in ten years you will have paid a sum of 840,000.

If you are paying 10,000 a month you will part with 120,000 a year and in 10 years you will have paid a wholesome 1.2m.

Two bedroom apartments will be between 10,000 - 15,000. That makes it between 120,000 - 180,000 in ten years you will have paid between 1.2m - 1.8m

The "NAIROBI SCENARIO"

How much are you paying for rent? Well let's do the math

If you are in Nairobi with your family you are probably living in a one bedroom apartment. In a middle income area like satellite, kawangwa, utawala, pipeline you are probably paying 10,000 - 13000.

For 10, 000 a month you will be paying 120,000 a year. For 10 years you will pay 1,200,000.

For 13,000 you will be paying 156,000 a year. In ten years you will have paid 1,560,000.

If you are lucky enough and your hustle is paying off well. With your family and probably a house help. You might be living in a two bedroom apartment.

Again in middle income area as mentioned earlier you will be paying between 15,000 to 18,000.

For 15,000 a month in a year you will have paid 180,000. In ten years you will be parting with 1.8 million.

For 18,000 a month in a year you will be paying 216,000. And as usual in ten years you will be parting with 2,160,000.

Well for those who can afford up to 25,000 in a month for rent in a year you will be paying 300,000a year an parting with 3m in ten years.
