A few years ago Ruai became very popular and people rushed there to acquire plots and for a good reason too. Ruai provided the convenience of working and living in Nairobi which is something everyone wants, Right?
But as more and more people came to Ruai, the area quickly sold out and real estate companies started to push further and further away to Kamulu, then Joska, then Malaa, and Kantafu...NOTE, those buying in Kamulu, Joska, and Malaa are still looking for the same convenience of working and living within the Nairobi metropolitan area.
Unfortunately, as you move further, it starts to become unpractical and because more people have been sold out to the idea of buying land along Kangundo road, the current situation is that you will not find a plot near the tarmac because they were long sold out! So you will have to go further than 4-5kms from the tarmac to find a plot within a reasonable budget.
As if that's not enough, you get plot sizes as small as 40x60 and 40x80s and remember these areas are Black cotton which is a major factor to consider.
The distance from Kamulu to Nairobi CBD is 39Kms and the Distance from Malaa to Nairobi CBD is 42km. Combine that with how hectic Kangundo road gets because it is the only route you can use to access these areas. Your guess is as good as mine.

If you are looking to purchase a plot within the Nairobi metropolitan area, you can place your bet on Kikuyu, and here is why.

Kikuyu is located only 20Kms from Nairobi CBD and you have more than 3 roads you can use to access different areas of Kikuyu including the Southern Bypass, Waiyaki way, and Ngong road.

The plot sizes are generous starting from 50x100 with freehold titles because we are in Kiambu county now.

The prices will start from as low as 550k depending on the area of Kikuyu you wish to invest.

The type of soil is red soil and the road network is excellent, to say the least.

Most plots will be within the 2km radius from the tarmac road which means they are very prime and easily accessible.
With this information, it is easy to see which is the better investment to make. Do not tie yourself to one area along Kangundo road. Get me right, Kangundo road is still a very viable investment, but it depends on what your priorities are.
