The general working of an I-REIT mirrors that of a listed company that sells its shares based on valuation and distributes profits to shareholders based on shares owned.

𝐅𝐨𝐫 𝐞𝐱𝐚𝐦𝐩𝐥𝐞,
A building in Nairobi is worth Ksh1 billion. It is turned into an I-REIT and split into small units (shares) worth Ksh20 each - meaning there will be 50 million shares floated for sale.

The building makes Ksh100 million income after collecting rent and this is shared among shareholders, each unit earning Ksh2 (100 𝑚𝑖𝑙𝑙𝑖𝑜𝑛 𝑑𝑖𝑣𝑖𝑑𝑒𝑑 𝑏𝑦 50 𝑚𝑖𝑙𝑙𝑖𝑜𝑛 𝑠ℎ𝑎𝑟𝑒𝑠)

Now, assuming that in each month you have been investing Ksh5,000 in the REIT, you would have bought 3,000 shares over one year.

Your shares would earn you another Ksh6,000 in dividends
On top of that, the building is valued each year, increasing the value of shares through capital appreciation.
