柬埔寨金边房地产市场持续稳健增长 投资热潮仍将持续

近日，亚洲开发银行(简称亚行)向柬埔寨提供3000万美元贷款援助，用于提高柬埔寨公共服务效率。据亚行20日发布公告指出，这项贷款旨在支持柬埔寨开展公共财政管理第三阶段改革项目工作。亚行驻柬埔寨代表Samiuela Tukuafu在公告中表示，此项目将帮助柬埔寨提高公共服务效率，特别是贫穷家庭和易受害者，通过规范政府收支行为，让政府发展政策能发挥更大实效。

随着柬埔寨与各方合作的不断加深，柬埔寨的经济等各方面的发展都在飞速进步。据世界银行发布报告认为，今年柬埔寨经济将增长7%，明年增长6.9%。柬埔寨在国际贸易方面采取宽松的资金与税金管理政策，加上没有外汇管制，已成为继迪拜、新加坡之后的国际资金流动平台。国际热钱汹涌汇入，带动柬埔寨连续数年GDP增速上冲7%，高增长也让金边住宅和办公室租赁市场的需求量持续增加。

《全球房地产指南》指出，柬埔寨首都金边近年来房地产市场持续稳健增长，2013年平均房屋总价水平约7万美元，平均涨幅高达15%，被评为“相当值得投资”的国家。如今，除去纺织、制鞋等传统的轻工业，房地产投资已经成为柬埔寨各项产业发展的“重中之重”。而房地产投资热主要资金来自中国、新加坡、韩国，且今年投资热潮仍会持续。
