It is not a secret that Dubai’ real estate market is flourishing nowadays. But what can we await later on?

Recently, my family and I moved from Kazakhstan to Dubai.

There is no doubt that the decision took not only a lot of courage, but knowledge about what awaits foreigners when buying property in Dubai. So, here I am to share them with you!

The real estate market is the field of opportunities and constant growth.

In fact, I knew this even when I was a child! Growing up, I looked up to my dad who worked in real estate and built a market almost out of nowhere in Kazakhstan. Precisely, after the collapse of the Soviet Union, many state buildings were transferred to private owners as part of the privatization process. On the one hand, there was total destruction, but on the other hand there was something that couldn’t be seen by a regular person. My father, who was in the right place at the right time, saw an opportunity in these ruins and hasn't stopped ever since! The most important thing here was not to panic and keep your head cold - stressful situations can cause a lot of damage with wrong attitude.

So, the real estate market has always been present in my life. It became an interest and grew into becoming my profession. I couldn’t be more thankful to my father, who showed me the power of never giving up, even if it's hard.

I know everything about what successful real estate should look like and how to increase the property value to the maximum!

If you work hard - you achieve anything you want. I know that the statement is cliche, but it’s definitely true!

I've been in business since I was 18 years old and that was a unique journey with its own obstacles! I am proud of having enough courage to, firstly, continue my father’s legacy by ruling his company with huge assets and, then, founding my own company - ISA Holding.

However, the greatest achievement that I got from this experience is not money or power, but happy people. I know that I’ve created more than 200 working places and helped to make cities in Kazakhstan more comfortable for regular citizens. It is inspiring to make someone’s life better!

Achievements are measured not only by the profits or prestige you get, but by your own morality - don’t forget that.

Listen, In Dubai, there’s two main types - freehold and leasehold. To choose the one that resonates with you, let’s find out more about them!

▪️ Freehold
Areas that allow 100% ownership of the property and the land on which it stands, are primarily available to foreigners in designated areas. It is profitable, because you have full control over the property and can use it for rent, making an investment in your future.

▪️ Leasehold
Areas that involve leasing the property from the landowner for a specified period, typically up to 99 years. The ultimate ownership of the land is in the hands of the freeholder. Talking about its pros, in most cases, the freehold owner is responsible to take care of repairs, and the average price for this property ownership is lower than the freehold's one.

I’m a lucky man, because I got to work in two different real estate markets! But why do I stay and invest in both of them?

Well, Kazakhstan is a wonderful country that gave me many benefits and opportunities. It is my home and I find It much easier to do business there along with easier ways to create and implement projects there. It’s stable and very well known for me, no doubt.

However, UAE is just on another level. You can’t deny the scale of opportunities there and a rapid progress that never stops - they have a better economy and clear strategy for country development, which attracts millionaires from the whole world!

There is no doubt that these countries have their own pros and cons in terms of real estate, but I still choose both.

Yes, it limits the freedom of creativity, but, on the other hand, it’s nice to know that there won’t be any surprises in your area, isn’t it?

Precisely, one of the main ways that zoning regulations impact construction projects is through limitations on land use. These limitations determine what types of buildings can be constructed in a specific area. For instance, residential zones might prohibit the development of commercial buildings, while industrial zones may limit the construction of residential properties.

I have a very good experience about investing in the UAE market. In 2006, My father purchased a 3 bedroom apartment in JBR for 1 million dirham with stunning views of Palm Jumeirah. . That year Dubai was definitely not as it is now - but I foreseen a great future for the city. The golden feature of a perfect investor is to foresee possible outcomes, as you see. During the ownership, this apartment was rented and we earned a return on investment of about 30-40%. Later from the rental income, it was sold for its peak value of 3 million dirhams in 2015 - so my family got a more than 2 million dirham profit.

Not bad, huh? The main thing that you can take out of that case - think wisely and don’t rush your decisions.
