Kolonaki sits at the top: €4,000/m² to buy, and a 2-bed earns around €26k a year. Koukaki and Pangrati follow with stronger yield, lower entry, still high demand.
Exarchia has led Athens in price growth. And Neos Kosmos is the value entry at €2,150/m², emerging fast on the back of infrastructure upgrades and spillover from Koukaki.
Notice the setup cost stays the same across neighborhoods, because what it costs to make a flat guest-ready is driven by the unit, not the postcode. A studio runs about €7k turnkey, a three-bed about €18k. That's the full job: design, furniture, kitchen, install, photos, go-live.
