📊 Official Q1 2025 real estate figures from STATEC are out!
While there’s been a decline from Q4 2024 to Q1 2025, the overall market still shows year-on-year slight increase.
🏢 Existing apartments:
The average price per square meter fell by -1.04% compared to Q4 2024,
but remains +1.06% higher than one year ago.
Transaction volumes and values are comparable to Q2 2024, when interest rates began to be more attractive.
🏗 New apartments:
Index remains at its lowest since Q1 2024.
Activity has improved compared to Q1–Q3 2024, but remains below pre-rate hike levels.
📈 While Q4 2024 stands out with significant year-on-year figures, the market momentum we saw in Q2 2025 supports our positive outlook for upcoming annual comparisons.
We’ll be watching closely to see if the Q2 2025 results—expected by the end of Q3—confirm our forecasts.

We are currently helping clients find a 2-bedroom rental property in Luxembourg, ideally with easy access to public transports (train, bus or even cycling) to Luxembourg City. Their budget is between €1500-1700/month.

One of the tenants currently has a monthly income between €3000-3500 net at a well-known restaurant in Luxembourg.
His wife will be starting a job with a net salary of €2500/month also in the same restaurant group.

Although the tenants have, for now, "only" monthly income between €3000-3500, they are reliable, responsible, respectful and Mrs will complete the gap of the usual landlord financial standards (€4500-5000 net).

As we are only helping our clients, this will be free of agency cost for the tenant and the landlord.

Q4 2024 real estate official figures from Statec have been released !

The fourth quarter of 2024 confirmed the recovery our agency had forecasted, particularly within the existing property market.

For existing apartments, the average price per square meter has experienced a continue increasing (+1.1% compared to Q3 2024) and a notable rise year-on-year (+3.2% compared to Q4 2023).

Additionally, there has been a significant increase in both transaction volumes and values of apartments. Overall, total (new + existing) transactions have returned to levels seen in Q1 2022, when interest rates started to rise.
Notably, transactions for new apartments have shown a marked increase compared to the first three quarters of 2024 but remain weak.

These figures validate the positive market sentiment we have shared with our clients and align with the activity we are currently seeing in Q1 2025, particularly in relation to the decline in interest rates.
