Tax authorities may conduct their own market value assessment, and if the contract price is deemed undervalued, the tax will be calculated based on this expert appraisal.

In addition to the main purchase tax, it's worth considering other associated costs:
· When buying a new build, VAT of 21% is already included in the property price. No additional acquisition tax is required.
· Notarial and registration services: Typically amount to about 1-2% of the transaction value.
· Acquisition tax for expensive real estate: For properties valued over €150,000, a progressive scale applies:
· €150,000 – €500,000: €4,500 + 5% of the amount exceeding €150,000.
· Over €500,000: €22,000 + 6% of the amount exceeding €500,000.

After the property is registered, regular payments arise:
· Annual Property Tax: The rate ranges from 0.25% to 1% of the cadastral value and depends on the municipality, property type, and its distance from the sea.
· Tourist Tax: An annual fee for coastal properties. Owners with permanent residence (PR) for whom this is their sole residence may be exempt.

November 13th is a holiday in Montenegro – the birthday of Petar II Petrović Njegoš.

This is an occasion to remember a man who is both a symbol of freedom for the country and a subject of heated debate.

Njegoš was a ruler-philosopher. He left behind not only laws but also immortal verses. His epic poem "The Mountain Wreath" is a hymn to the struggle for freedom, which is still considered the spiritual foundation of the nation. He built schools, fought for Montenegro's international recognition, and dreamed of an enlightened state. His mausoleum atop Mount Lovčen is a place of pilgrimage, where he requested to be buried, "so that the whole world would be my grave."

But there are no perfect heroes. Njegoš ruled in a harsh time, and his methods were equally severe.
His struggle against the Ottomans was merciless. Chronicles and memoirs of contemporaries have preserved accounts of the era's cruel customs, including the display of the heads of executed enemies.
To consolidate his power, he did not hesitate to execute Montenegrins suspected of treason or disobedience.
The text of "The Mountain Wreath," which glorifies the extermination of tribesmen who converted to Islam, was used in the 20th century by nationalists to justify crimes against Muslims.

This is how he remains – great and controversial. A genius who gave the nation its language and spirit, and a ruler forced to compromise with the brutality of his time. To remember Njegoš is to see both of these sides, without rejecting either.

The Museum of Money.

It is located in the center of the former royal capital, Cetinje, in a historic building that housed the first central bank of Montenegro. The name speaks for itself: the exhibition is dedicated to money and everything related to the monetary circulation of Montenegro. It holds various coins and banknotes, including Montenegro's first national currency, the perper, as well as the currencies of neighboring states that were once part of Yugoslavia. The Museum of Money also features "exhibits" from the Byzantine, Venetian, and Austro-Hungarian periods. The most interesting items in the exhibition are a coin minting machine (mid-19th century) and a banknote printing press. Visitors are given a unique opportunity to observe the process of making money with their own eyes.
