Renting has always had a stigma. But I actually support it — under one condition.

Rent where you need to live. But make sure you own something somewhere.

We’ve gotten too comfortable JUST being tenants — keeping money in a chequing account, parking it in a low-interest mutual fund — while real estate is quietly building generational wealth for everyone else.

Here’s my take: rent where you need to be, and buy where you can afford. Let your tenant pay down the mortgage while you sit back and watch your net worth grow and your equity stack.

While most people are trying to save $100K+ to be able to buy in a major city (because we've always been told that our first property purchase should be the home we live in), this gives you a different path.

It gets you in the door.

HOW TO buy your first home without using your own money 🇨🇦

Step 1: Get an RRSP loan — borrow up to $60,000 and deposit it into your RRSP. With a minimum 725 beacon score and household income of $70K you can be auto approved.

Step 2: Wait 90 days, then withdraw it tax-free under the Home Buyers' Plan

Step 3: Use it as your down payment to purchase a property

Step 4: File your taxes — that RRSP contribution gets you a significant refund. One of my clients borrowed $30K and is getting $12,000 back from the government.

Step 5: Use that $12K to pay down the loan. You essentially created free money.

Step 6: Buy preconstruction — the property isn't built yet, so you have time to pay off the loan before you close. By the time it's ready, you're sitting on equity and you're in the market. You didn't use your savings. You used the system.
