Today, I sincerely regret to inform you of the following announcement.
Japan Valuers (Myanmar) is a company specializing in real estate valuation, research, and counseling. As the only Japanese appraisal institution in Myanmar, where appraisal standards and licenses are undeveloped, we have been working on valuation of real estate, plant and machinery, intangible asset, etc.
In September 2013, I formed a business alliance with a local architectural design firm, and in April 2016, I established Japan Valuers (Myanmar) Co., Ltd. Although being a small company, it has been able to grow as a local professional company gradually. I believe that this is entirely due to the encouragement and support of many people and friends in Myanmar as well as many valued clients. We sincerely appreciate your supports.
I have been blessed with excellent local staff, and there was even a time when I thought that I might be able to help establish the "asset appraisal" system in Myanmar.
However, due to COVID since 2019 and political turmoil since 2021, the country’s position as the last frontier in Asia has collapsed, and I have been forced to move my own base from Yangon to Tokyo. Though I still receive some inquiries, my staffs are leaving for overseas to seek for new opportunities, and I myself will get older and may not be able continue to move around as much as before.
Taking this into consideration, and after careful thoughts, I have decided to liquidate Japan Valuers (Myanmar) Co., Ltd. and close the office. We have already ceased operations at the end of July, and began legal liquidation procedures in early August. As a result, we will not be able to accept new assignments after August.
I sincerely apologize for the inconvenience and trouble which this sudden announcement will cause you.
Japan Valuers Co., Ltd. in Tokyo, Japan will take over operations in Myanmar from now on. Please contact Takashi Nakazawa (Certified Real Estate Appraiser, CRE, FRICS), head of the International Relations, who has been closely working with me in Myanmar.
It is truly unfortunate to have to end my dream in Myanmar in such a way, but I sincerely hope that we will be able to put down roots again in Myanmar and resume our activities in near future when the country is reborn and “asset valuation” becomes critically necessary again for a sound management of society and the economy.
Once again, I would like to express my deepest gratitude for the kindness you have shown to Japan Valuers (Myanmar), and I sincerely hope that you will continue to support Japan Valuers.

本日は、非常に残念なご報告をさせていただきます。
弊社は、不動産鑑定評価・リサーチ・カウンセリングを専業としていますが、評価に関する基準や資格が未整備のミャンマーで、唯一の日系評価機関として適正な資産評価や動産評価、無形資産評価などに取り組んでまいりました。
2013年9月に地元建築設計事務所との間で業務提携したことを足掛かりに、2016年4月にJapan Valuers (Myanmar)Co., Ltd.を設立し、小規模ながらその後少しずつ地元に根を張ることができてきましたが、それは、ひとえに多くの皆様の励ましとサポートがあったからこそだと思っております。本当にありがとうございました。
優秀な地元スタッフにも恵まれ、ミャンマーの地に”資産評価”を制度として根付かせていくためのお役に立てるかもしれない、とさえ考えた時期もありました。
しかし、2019年からのCOVID、2021年からの政情不安により、アジアのラスト・フロンティアというポジションも崩れ去ってしまい、私自身の拠点もヤンゴンから東京に移さざるを得なくなりました。仕事という意味では、未だにお問い合わせをいただいているのですが、スタッフ達も徐々に海外に旅立っていきますし、私自身も年齢を重ね今後は以前と同じようには動き回れなくなっていくだろうと思われます。
そうしたことを踏まえ、熟慮を重ねた結果、Japan Valuers (Myanmar) Co., Ltd.を清算し、事務所を閉鎖することとしました。すでに7月末をもって業務を停止し、8月より法的な清算手続きを開始しました。その結果、8月以降は新たな業務の受託ができなくなりました。
突然のご報告で皆様には大変なご不便・ご迷惑をおかけしますこと、心よりお詫び申し上げます。
なお、今後は東京所在の日本ヴァリュアーズ(株)がミャンマー国内の業務を引き継ぎます。私と共にこれまでミャンマーでの業務に従事してまいりました、東京本社国際部の中澤 高(不動産鑑定士、CRE、FRICS), までご連絡いただければ幸いです。
このような形でミャンマーでの夢を終息させることは本当に残念でなりませんが、新しく国が生まれ変わり、資産評価という機能が社会経済の中で再び必要とされるようになる頃に、再度ミャンマーに根を張って活動を再開できるようになることを切に願っております。
