π Fewer deals, bigger price tags: Malta's property market in July
July 2026 saw 1,207 final deeds of sale and 1,147 promise of sale agreements on residential property - down 5.1% and 6.5% year-on-year, per NSO figures reported by The Malta Independent and Lovin Malta. Yet the money moving through the market grew: completed sales totalled β¬417.6 million (+3.6%), and promise agreements β¬483.3 million (+9.7%).
Apartments and garages remain the workhorses - 35.3% and 24.8% of all deeds - and ordinary individual buyers still dominate, signing 87.8% of promise agreements over companies.
Fewer transactions, more value: it looks less like a cooling market and more like a pickier one, where the properties still moving are the pricier ones.
