No, you can’t own land as a foreigner in Mauritius.
But YES, you can legally own a villa through something called a leasehold.
Here’s what that means:
🔹 Leasehold = long-term rental right
You lease the property from the landowner, usually for 25–30 years, with options to extend.
🔹 You get full rights to use/rent/renovate/sell
Many villas are leased just like ownership. You can live in it, rent it out, or even sell the remaining lease.
🔹 It’s safe, if the contract is done properly

🔹 Prices are much lower than freehold
