Many people are confused about the new exemption for first-time buyers.
Let me break it down simply so you understand exactly what has changed and how it affects you.
What has changed?
The government has increased the exemption limit for first-time buyers.
For a plot of land, the exemption has gone up from Rs 2,500,000 to Rs 3,000,000.
For a house or apartment, the exemption has gone up from Rs 5,000,000 to Rs 6,000,000.
For a plot of land, the size matters
If you are buying a plot of 20 perches or less, you get full exemption on the first Rs 3,000,000.
That means if your plot costs Rs 3,000,000 or less, you pay ZERO tax.
If your plot costs more than Rs 3,000,000, you only pay 5% tax on the amount above Rs 3,000,000.
For example, if your plot costs Rs 3,500,000, you pay 5% only on Rs 500,000 , which is Rs 25,000.
However, if the plot is more than 20 perches, there is no exemption at all even if the price is below Rs 3,000,000. You will pay 5% tax on the full price.
For a house or apartment, no size restriction
For a house, the exemption is based on price alone. There is no size limit.
If your house costs up to Rs 6,000,000, you pay ZERO tax.
If your house costs more than Rs 6,000,000, you pay 5% tax only on the amount above Rs 6,000,000.
For example, if your house costs Rs 6,500,000, you pay 5% only on Rs 500,000 , which is Rs 25,000.
**Important to remember**
The exemption applies only if you are a first-time buyer in Mauritius.
For plots, both conditions must be met the price must be within the exemption limit AND the plot must be 20 perches or less.
If the plot is more than 20 perches, you lose the exemption completely, regardless of the price.
What this means for buyers
If you are looking to buy a small plot of 20 perches or less, this is excellent news. You can buy up to Rs 3,000,000 without paying any tax.
If you are looking to buy a house, the exemption has increased by Rs 1,000,000 which is also good news.
