What is a Lilaga Shell House
The Lilaga Shell House is a homeownership product that offers a unique opportunity for individuals to own a home. Most individuals have a challenge in accessing affordable housing. Traditionally, the housing market has only been accessible to cash buyers making the dream of homeownership out of reach for most Malawians. Through this innovative and affordable housing product, Individuals can have their dream home.
Today, for most Malawians, owning a car is no longer a huddle! The great news is, with similar amounts individuals will be able to own a shell house. Lilaga constructs shell houses for every income group from a one bedroom semi-detached house to five bedroom double storey house.
WHAT DOES A SHELL HOUSE CONSTITUTE?
A shell house is a habitable home with the following:
• roofing;
• windows,
• external doors,
• pointing;
• electrical tubing; • plastering;
• kitchen sink;
• common toilet
• shower,
• concrete floor.
The facility provides two choices in finishes based on affordability.
These are classic and contemporary options.
CLASSIC OPTION:
This will cost Mk 95,000 per square metre. This comprises basic iron sheets 28g and steel window frames.
CONTEMPORARY OPTION:
This will cost Mk 150,000 per square metre. This comprises IBR/tiled roofing sheets and Aluminum/UPVC windows.
HOW MUCH DOES A SHELLHOUSE COST?
The unique feature of this product is that it encompasses clients from all income levels as the houses come in different prices and sizes. The smallest house is a one bedroom row house costing MKK3,720,000 (Classic) house and the largest is a five-bedroom house costing around K42,000,000 (Contemporary).
However, clients have an opportunity to propose their own designs and our architects will be very happy to take them through their preferred designs and explain the cost implications thereof.
The prices indicated are VAT exclusive and the prices are subject to review based on the fluctuation of the Kwacha.
FINANCING
The Lilaga Shell House can be financed in different forms and these are:
a. THROUGH THE LILAGA EMPLOYER ASSISTED HOUSING SCHEME
In this Scheme employers (institutions) are partnering with Lilaga to house their employees through their varied Housing schemes. If you are interested please check with your institution if this scheme has commenced at your place of work, if it hasn’t please inform us so that we initiate the Lilaga Employer Assisted Housing Scheme with your Employer.
b. CASH PAYMENTS
Lilaga communities can work with you to construct your home. We require 40% of the cost of your chosen home upon signing the agreement, the balance of which to be paid in 6-12 equal instalments.
c. BANK FACILITY
Lilaga is in partnership with various financial institutions who are excited to offer you a housing finance facility for your home, we will gladly link you with such institutions.
WHAT IS A LILAGA COMMUNITY?
Lilaga communities are communities where each court has 20 – 30 houses in a perimeter fence. These houses will share a common sewer infrastructure so that no singlehouse has its own septic tank thereby capitalizing on the available space. The houses will also be connected to water and electricity, which will reduce the hassle involved in getting these services to your home. There will be a common social space, children’s play grounds, enough parking space and a drive through road within the perimeter fencing.
LOCATION
Currently, the location for the shell houses is at the upcoming suburb near Airwing called Westlea, which has three broad communities namely: Jacaranda, Acacia and Heights. The site lies along the new Lilongwe – Kasungu Road via Kasiya growth centre. The site is approximately 4 km from the Cross-Roads hotel, and within close proximity to essential amenities, schools (ABC school) and hospitals/clinics. The communities are part of a much larger development that will see 1,000 families move in by December, 2016.
IMPLEMENTATION PERIOD
Lilaga Communities takes 3 to 9 months to deliver the completed shell houses. This is possible because the land, the designs, the materials as well as the construction team are all available to commence project implementation.
QUALITY ASSURANCE STANDARDS
Lilaga has policies and systems to ensure that performance standards are upheld. The engaged contractor has the qualified personnel to ensure that the development is implemented on time and at cost according to specifications and industry standards and, requirements.
WHO IS LILAGA
Lilaga Communities as part of the Enterprise Development Holdings (EDH) group, is an urban development company working in urban design, land development, community management and infrastructure services.
