Here are 3 myths I keep hearing from folks I talk to about investing in Cabo, Mexico:
Myth #1: “You can’t own property in Cabo. You’re just leasing it from the Mexican government.”
🛑 Not true.
Foreigners can own property in Cabo, Mexico, and you do not need Mexican residency to purchase property.
You receive an escritura (deed) in your name that is registered with the Public Registry.
For properties in the restricted coastal zone, like Cabo, foreign buyers typically hold residential property through a fideicomiso (bank trust). The buyer is the beneficiary and retains 100% of the rights to use, sell, transfer, or inherit the property.
Depending on the preferred ownership structure, property can be purchased through an LLC or family trust or as an individual.

Myth #2: “Property taxes are expensive in Cabo.”
🛑 Often, the opposite is true.
Property taxes in Cabo are a fraction of what you are used to paying in major U.S. cities.
For example, a 2-bedroom condo appraised at approximately $400,000 USD could have property taxes of around $400 USD per year.
HOA fees vary by development, but $250 USD per month is one example.
Myth #3: “You can’t use creative financing in Cabo.”
🛑Not true.
Traditional seller financing is used in Cabo, and I’ve worked with seller-financed transactions here, structured in a secure way.
