To all those with Permanent Residency and have US plates on your car. It’s always been against the law just like it is for a Mexican citizen to drive a foreign plated car. As of 2026, the law is now being enforced and your vehicle can be impounded. You have three options, rush it back to the States, hope youre not stoppied, use the Nationalization program if your vehicle is older than 2017 and if newer, direct import which can cost as much as 30-50% of its value.

Mexico changed some rules now in effect, which can ruin your visit if you make a mistake. The following is the forbidden list:

Cash - If you are carrying more than 10,000 dollars, per person, in cash, checks, or money orders, you must declare it.

Alcohol - A maximum of 4 liters of alcohol is allowed; if you exceed the liter count, you can be taxed for all you have at 90% of the value.

Ci******es - no more than 200 of one standard US carton of ten packs of 20 ci******es in each.

Electronic Ci******es (Vapes) are now illegal. Fines are 150 dollars per device.

Food - Fresh beef, pork, chicken (raw, frozen, or cooked), and homemade sandwiches. No fruit or seeds.

Prescription Medications - must be in the original commercial bottle with your name on it, no loose containers. You must have a physical copy of the doctor's prescription for each medication. Only bring enough for the length of your trip and if you plan to stay for extended periods, plan to buy more when you arrive. If you bring a 6-month supply, they may suspect you are a trafficker. Bring in your carry-on with the paperwork.

Happy New Year. Have you noticed a new marketing term used by real estate agents this past year - Price Improvement. Sadly, non- experienced agents, encouraged by their broker to take as many listings as possible, allow the seller to decide on the list price. The broker knows after it sits unsold for awhile, the seller will lower the price more in line with the market. I'm sure this post will get negative reactions, but it's the truth. Also, if you are looking at new construction, or a resale, you are not getting g the best price by working directly with a listing agent. You are giving them twice the offered compensation and- they are not working as your sole representative as Mexico has no agency as does the US and Canada. Choose wisely.

The MLS reports closed sales surpassing 1.5 Billion Dollars, not including the pending units and developments not in the MLS.

Our airport recently expanded the private aircraft section and terminal to accommodate the high number of private jets.

Our MLS shows 365 properties over $1 million sold or are under contract this year.
63 from $5 million to $10 million,
18 from $10 million to $28 million, being the largest private residence.

So, what's happening in our market, I am frequently asked. While many are saying our market is in trouble, I beg to differ. What we, and those with vision, are seeing is opportunity.

Los Cabos has proven in my 21 years to be resilient to the many challenges we have gone through in these times. The US financial meltdown, the 'Spanish Flu', Covid-19, the Cartels, and other factors gave pause to buyers. In each of these times, however, those with knowledge of our area and all that it offers provided opportunities that have been very good to their bank accounts.

We are now in one of those very markets. An abundant, diverse inventory not seen in many years brings much-needed competition between Sellers and their Agents to be realistic in their pricing. Los Cabos historically shows, owning real estate here is a wise decision. Buyers are in the driving seat.
