Gian Riviera Maya Real Estate

Gian Riviera Maya Real Estate Riviera Maya real estate with a reality check. Cancún • Playa • Tulum. or Merida If it’s overpriced, I’ll tell you. If it’s a gem, I’ll get you in first. DM me.

Hi, I’m Gian. Raised in Florida, lived in Australia, traveled a bunch, and now I help people buy in Cancún, Playa del Carmen, and Tulum—because apparently I enjoy paperwork with ocean views. I did 2 years in real estate in Australia and 6 years in marketing, which means I know how to price, position, and sell… not just “hope someone falls in love with it.” I’m Peruvian-Italian, bilingual (Spanglis

h is a lifestyle), and I’m fun to work with—but I’m also the guy who will tell you when a deal is overpriced. Want the good stuff first?

Has anyone else felt completely lost staring at a rental contract entirely in Spanish? 😅

It is one of the biggest hurdles when relocating to Mérida or the Riviera Maya. As an advisor, I see a lot of expats sign agreements they aren't comfortable with just because they are afraid of losing the property or offending the landlord.

The truth is, you do not have to settle for unfair terms just because you are a foreigner. You have the right to negotiate things like maintenance responsibilities, early exit clauses, and deposit returns.

I wrote a quick breakdown of exactly how your rights work down here and what you need to look out for to make sure your rental agreement is fair, safe, and transparent. Check it out here:

If you are moving down to the Riviera Maya or Mérida, you are eventually going to be handed a rental contract entirely in Spanish. For many foreigners, this is the moment panic sets in. You might look at the terms, feel like something isn't quite right, but sign it anyway because you are afraid of ...

Everyone sees the ocean view... 🌴

I see the HOA fees. 😅

Buying property in the Riviera Maya isn't just about falling in love with the view—it's about making sure your wallet doesn't cry later.

Would **YOU** buy this condo? 🤔

⬇️ Comment with your verdict:
🟢 Buy
🟡 Negotiate
🔴 Pass

Follow for honest Riviera Maya real estate reviews... because someone has to tell you what the brochure doesn't. 😉

Is a beachfront condo in Mexico on your radar, but the paperwork has you feeling hesitant? 🌊 🇲🇽

If you’re a non-Mexican national looking to buy in prime coastal areas like Cancún, Playa del Carmen, or Tulum, you’ve likely heard the term fideicomiso.

Let’s clear up the biggest myth right now: Yes, foreigners can legally and safely own property in Mexico.

The fideicomiso is not a lease or a temporary loophole. It is a highly secure, federally protected bank trust that grants you 100% of the rights of ownership. Under this structure, you can:
✅ Live in, renovate, or build on your property.
✅ Rent it out and keep all the rental income.
✅ Sell it at any time and retain your capital gains.
✅ Name direct heirs to bypass Mexican probate court completely.

The bank simply acts as the trustee to comply with constitutional laws, but they have zero executive control over your asset. Your investment is safe, legal, and fully yours to enjoy.

Want to see exactly how the trust process works parallel to your closing timeline? I’ve broken down the entire step-by-step process, including the real government permit costs, notary fees, and setup timelines you need to budget for.

Google Maps can tell you how long it takes to get somewhere... but it can't tell you what it's actually like to live there.

That's one of the biggest mistakes I see people make when buying or renting a home in Mexico.

Before making a decision, ask yourself:

🏡 Is the neighborhood noisy?
🚶 Can you walk around safely?
☕ Are there cafés, restaurants, and grocery stores nearby?
🌴 Does it actually fit your lifestyle?

A home isn't just about the property—it's about everything around it.

That's why I always encourage my clients to explore the neighborhood before signing anything.

What's the first thing you look for when choosing a neighborhood?

🏡 Most people fall in love with the kitchen.

I don't.

Before I recommend a home to a client, I'm checking the things that can affect your day-to-day life long after the excitement of moving in wears off.

✅ Internet speed
✅ Cell signal
✅ Water pressure
✅ Flood risk
✅ Neighborhood
✅ Future development nearby

A beautiful home isn't always the right home.

Whether you're buying, investing, or relocating to Mérida or Riviera Maya, my goal is to help you avoid expensive mistakes—not just find a property.

💬 What's the first thing you would check before buying a home?

Stop "vacationing" and start living. 🌴

If you’re planning a move to Mexico, the biggest mistake you can make is basing your decision on a 4-day resort stay. Real life in Mérida or the Riviera Maya looks a lot different than a holiday.
I’ve put together a "Resident Trial" guide—a 30-day checklist to help you test-drive your potential neighborhood before you commit to buying. From navigating peak-hour traffic to finding your local supermercado, this is how you make an informed decision for your future.

Are you planning a "trial run" trip soon? Let us know in the comments which city you’re scouting first! 👇

Most people decide to move to Mexico after a four-day stay at an all-inclusive resort. They fall in love with the turquoise water, the evening breeze, and the feeling of never having to check an email. But let’s be honest: vacationing in a place and living there are two entirely different worlds.W...

A few years ago, a couple visited the Riviera Maya looking at Playa del Carmen and Tulum.

Then someone told them to spend an afternoon in Puerto Aventuras.

They walked along the marina.

Watched families riding bikes.

Saw people getting around by golf cart.

Had lunch overlooking the water.

And for the first time, they stopped talking about where they wanted to vacation...

And started talking about where they wanted to live.

That's the thing about Puerto Aventuras.

It's not just the beaches, the marina, or the waterfront restaurants.

It's the lifestyle.

A place where life feels a little slower, neighbors know each other, and everything you need is close by.

Many people discover Puerto Aventuras by accident.

And many end up staying much longer than they planned.

Thinking about relocating to the Riviera Maya?

A few years ago, I lost a real estate sale.

Not because the client couldn't afford the property.
Not because they changed their mind.

Because I told them not to buy it.

The condo looked great on paper, but something didn't feel right. The numbers didn't add up, and I didn't believe it was the right fit for their goals.

They ended up buying through another agent.

I lost the commission.

About a year later, they called me back.

That's when I was reminded of something important:

A good real estate agent doesn't just help you buy property.

A good real estate agent helps you avoid the wrong property.

Whether you're looking in Riviera Maya, Cancún, Playa del Carmen, Tulum, or Mérida, my job isn't to sell you something.

My job is to help you make the right decision.

Have you ever been talked out of a purchase and later realized it was the best advice you received?
