🌴 Thinking about Stone Island — Isla de la Piedra?
It’s a beautiful place to visit, spend the day, or even stay for a while. But visiting somewhere and actually living or investing there can be two very different experiences.
We put together this article to share a little more perspective on Stone Island — the good, the beautiful, and a few things you should know before making it home.

Stone Island — Isla de la Piedra — is one of those places that can make you fall in love with Mazatlán. ❤️
A long sandy beach, palm trees, beachfront restaurants, fresh seafood and a slower pace of life.
Many people love spending the day there, and some enjoy renting for weeks or even months. 🌴🏖️🦐
We understand why.
But there is an important difference between visiting Stone Island, renting there and actually buying property there. 🔑

🏝️ Living there is a different experience
Part of Stone Island’s attraction is its separation from the city. It can feel like stepping back in time.
For some people, that’s exactly what they’re looking for.
But when you’re considering living there full-time, everyday conveniences become more important: supermarkets, medical services, pharmacies, banking, shopping, restaurants and simply meeting friends elsewhere in Mazatlán. 🛒🏥💊
Transportation is another consideration. 🚤🚗
Crossing by passenger boat can be quick and convenient when you’re visiting. Living there with your own vehicle is another matter. Getting back and forth by road can make somewhere that looks incredibly close to Mazatlán feel much farther away.
Some people may love that separation. Others may eventually find it isolating.
Sometimes the place you love visiting isn’t necessarily the place you’ll love living. 💭
⚖️ And buying is another story
This is where we believe buyers need to be especially careful.
Property on Stone Island can involve ejido land or ownership structures that are different from purchasing a conventionally titled home or condominium in Mazatlán. 📄
That doesn’t mean every property there has the same legal situation.
It does mean you should never assume that because someone is offering land or a home for sale, purchasing it works the same way as buying a titled property elsewhere in Mazatlán.
Before putting down money, a buyer should understand exactly what is being sold, who legally owns it, how ownership is documented, whether it can legally be transferred and what rights the buyer will actually receive. 🔍
For foreign buyers, this deserves particular attention. 🌎
🤔 Would we recommend Stone Island?
✅ For visiting? Absolutely.
🏖️ For renting? It could be a wonderful way to experience the lifestyle before making a bigger decision.
⚠️ For buying? That’s another story.
We would want to investigate the specific property’s legal status very carefully before recommending that a client move forward.
Real estate isn’t simply about finding a beautiful place. It’s about knowing what you’re buying. 🏡📑
