Banxico’s recent rate cut and the current mortgage rate landscape in Mexico 🏦

Mexico’s central bank recently lowered its benchmark interest rate, continuing a slow easing cycle after a prolonged period of high rates. While this does not immediately change mortgage pricing, it helps frame where financing conditions currently stand and where they may be heading.

As of now, traditional bank mortgages in Mexico are generally priced in the 10 to 12 percent range on fixed rate loans. Once mandatory insurance and bank fees are included, the total cost of credit, shown as the CAT, is often slightly higher.

Alongside the major banks, there are also niche and specialized lenders, including some that work with foreign buyers or higher down payment profiles. These lenders can sometimes offer more competitive rates, often closer to the 7 to 9 percent range, depending on factors like loan structure, currency, down payment size, income profile, and risk assessment. These products are not universal and tend to be more selective, but they are part of the current market.

The recent rate cut does not immediately lower these numbers, but it reduces upward pressure on borrowing costs and supports a more stable rate environment. Mortgage pricing in Mexico moves slowly and is driven more by long term funding costs than short term policy changes.
