These are the 6 documents you should always request before buying any property in Mexico. No exceptions.
1. 📜 Seller's title deed
Proves they are the legal owner. Always first.
2. 🔒 Lien-free certificate
Confirms no active mortgages, seizures or ongoing litigation.
3. 📄 Updated cadastral certificate
The official property value — the notary needs it to proceed with the deed.
4. 🏛️ Property tax receipt up to date
Without this the notary cannot proceed with the transaction.
5. 🏦 Mortgage balance letter
Only if the seller has an active mortgage — to know exactly how much they owe.
6. 🏢 Maintenance fee clearance certificate
Only if it's a condominium — to start without conflicts with building management.
