🤔 FIDEICOMISO IN MEXICO: Everything You Need to Know.
One of the most common questions from our foreign clients is: "Can I buy beachfront property in Mexico?"
The answer is: YES! Through a bank trust (fideicomiso).
What is a Fideicomiso?
It's a legal structure created by the Mexican government that allows foreigners to have full rights over properties located in the "restricted zone" (within 100 km of borders and 50 km of coasts).
How does it work?
🏦 A Mexican bank holds the legal title of the property
👤 YOU have all rights of use, enjoyment, and benefit
📝 You can sell, rent, inherit, or modify without restrictions
⏰ 50-year validity, renewable indefinitely
Key Benefits:
✅ Total legal security
✅ Protection against third-party lawsuits
✅ Facilitates inheritance and estate planning
✅ Lower costs than holding property in personal name
Approximate Cost:
Setup: $1,000 - $1,500 USD (one-time)
Annual maintenance: $500 - $800 USD
💡 Important fact: The fideicomiso does NOT limit your ownership, it PROTECTS it!
