Here are 5 mistakes I see foreign buyers make:
1️⃣ Buying based solely on the view
A great view is important, but it doesn’t tell you everything about the property, building, location, or future resale potential.
2️⃣ Ignoring HOA finances
Low HOA fees aren’t always a good thing. You need to understand what you’re paying for, the building’s financial health, and whether special assessments could be coming.
3️⃣ Not understanding the rental strategy
If you’re planning to rent the property, don’t assume every condo will perform the same. Location, building rules, seasonality, management fees, and competition all matter.
4️⃣ Assuming every presale is a bargain
Presales can offer advantages, but you’re also taking on construction and delivery risk. Contract terms, timelines, specifications, and the developer’s track record deserve serious attention.
5️⃣ Choosing an agent who only shows you properties
Buying in Puerto Vallarta, especially as a foreign buyer, is about more than finding something you like. You need someone who can help you understand the numbers, neighborhood, building, contract, and potential risks.
The goal isn’t to find the cheapest property. It’s to find the right property for YOUR goals.
