Good evening everyone, I wanted to post some thoughts. Here are a few things we’ve seen that separate the good from the rest:
What a Good Property Manager Looks Like:
• Clear, consistent communication—no chasing them down
• Transparent financials with detailed, easy-to-understand reports
• Proactive maintenance (fixing issues before they become problems)
• Honest timelines and realistic expectations
• Treats both owners and renters with professionalism and respect
• Provides documentation, receipts, and updates without being asked
• Builds trust over time through consistency and accountability
Signs Your Property Manager May Need Improvement:
• Slow or inconsistent communication
• Vague answers or avoiding direct questions
• Repeated issues with maintenance or tenant concerns
• Lack of organization or missed details
• You feel like you have to manage them instead of the other way around
Potential Red Flags for Fraud or Dishonesty:
• Missing or unclear financial records
• Charges or expenses that can’t be explained or verified
• Refusal to provide receipts or documentation
• Frequent “cash-only” situations without clear tracking
• Inconsistencies between reports and what’s actually happening at the property
