Q3 2026 is revealing a more measured Los Cabos real estate market, with buyers taking a more selective approach and greater negotiating flexibility emerging across several price points.

While overall MLS-tracked sales and volume have moderated from 2025 levels, pricing remains resilient in key segments. Condominium values have continued to move higher, San José del Cabo leads in total sales volume, Cabo San Lucas leads in closed transactions, and higher price points are showing increased room for negotiation.

It is also important to look beyond the MLS. A meaningful portion of Los Cabos activity continues to occur through developer sales and other transactions not fully reflected in reported MLS data.

For buyers, the opportunity is not simply about timing the market. It is about understanding where value exists, knowing what is available both publicly and privately, and having experienced representation when it is time to negotiate.
