Before I write a single number on an offer, I do something almost every agent skips.

I call the listing agent.

I know, it seems obvious, right? I can assure you it isn’t.

And not just a simple “any offers?” voicemail. I build rapport. I ask real questions. I listen for what the seller actually needs in order to say yes.

Because here is the truth most buyers never hear. Offers are not won by price alone. They are won by alignment and understanding.
I find out what the seller’s yes actually looks like.

When I can show the listing agent that my buyers are not just solid and serious, but also willing to understand the seller’s needs and be flexible, it increases the chances of reaching an agreement by positioning my clients as the path of least resistance. That is how wins happen in this market.
It also creates trust between the agent and me, which helps the transaction move forward.

Here are some of the things I always ask before writing an offer:

•What is the seller’s ideal timeline?
Do they need a quick close, or do they need time to move? Knowing this lets us write terms that feel good instead of stressful.

•Are there any terms that matter more than price?
People fixate on the number, but sometimes there are other priorities. I find out what truly matters to them.

•Are there any hidden deal breakers?
The listing agent should know the deal breakers, and I want to avoid all of them.

This level of communication protects my buyers and strengthens our offer.

And if you want to approach this like a professional:

•Know your buyer. First, understand what your clients really want.

•Align the motivations. Then, figure out how that can align with what the seller wants.

•Build the bridge. Make sure the agent and the seller feel that choosing your buyer will make their lives easier.

•Lead with calm. Negotiate with confidence and composure. Emotions kill more deals than numbers.
