Most realtors mean well, but they don't always have every answer and sometimes they fill in gaps instead of saying they don't know.

Talk to people outside your realtor. Friends who've bought or built. Ask what matched expectations and what didn't.

If you're building, vet your contractor. Look at past projects. Get references from people you trust. Don't commit without knowing who you're hiring.

The advice is simple. Do your homework on everything.

Expect things to move differently than back home. Doesn't mean the system is broken. It's just not the same.

Projects run late, closings get pushed, permits take longer than you planned, utility contracts don't show up when promised. That's how it goes.

You can either stress about it every day or accept it and adjust. The second option makes life a lot easier.

Forward contracts aren't complicated. They've existed for ages. Corporations rely on them constantly.

The issue is access. Banks don't offer them to individuals. Not worth the risk from their perspective.

Her advice to families moving to Mexico? No reason to hesitate if you find the right school.

That's the real challenge. Whether you're in the States or Mexico, you need a school that fits your kids. They started at Montessori, then switched. Her kids needed more structure and discipline. Traditional approach worked better for them.

Living in San Miguel, they got lucky and found the right fit.
