I took a client on an day tour today in Playa Del Carmen to see a few of the properties We’ve been discussing for his investment. He’s from Marin in Northern California and wants to invest now so he can start paying off the house he intends on retiring in in about 10 years. He wants to rent it out as a vacation rental and visit a few times a year or possibly for 6 months at a time. This video is from a stand alone house in a development called Bali Lifestyle. They have a few houses to choose from that range from $135k to $174k. The houses come with two covered parking spots in the front of the houses and residents have access to tons of amenities for the whole family which includes pools for both adults and kids, a playground, tennis courts, paddle ball courts, basketball and football, a gym and a spa! This is an extremely secure location in Playa and only 13 mins from the beach!

Especially for investor pricing developments and land lots, many of our clients are interested in buying and selling to make a quick return on their investment by "flipping" the property or land. If you are not a Mexican national or you don't have residency here in Mexico, there are a few things to consider including the "capital gains tax".

For instance, I have an Austiran client that wants to invest in Nah in Playa Del Carmen, which is offering a 1 bedroom for as low as $69K. The pricing is this low because it is pre-construction and the residential neighborhood is tucked away from the beach about 10 minutes. This neighborhood has not been built up yet but is the next up-and-coming area's of Playa. So as an investor, if you can invest now at this low cost, you can make a lot of money in a few ways. If you wait until construction is done, you can flip the property and you'd probably be able to sell it for closer to $100K. If you wait a few years when this neighborhood has been built up the way it is projected to, you can make even more! But of course, in the mean-time you can rent it out to vacationers and make between an 8%-13% return on your investment per year by simply using it as a vacation rental.

You then have 3 years to build upon, or you could just wait for the value to go up and resell.

The Mayan Riviera has been popular in the news lately. But then, that’s often the case. Tulum and the surrounding cities are a vacation playground for millions of tourists annually, among them some of the world’s most famous–and media scrutinized–actors and athletes.

Everyone loves the Yucatan Peninsula, it seems, and why not? It’s a paradise, boasting of glorious sunshine most of the year, and over hundreds of miles of gorgeous coastline.
