Ah yes… the part nobody wants to talk about. 😂

One of the most common conversations in real estate goes something like this:

“We understand your commission is 7%.”

“Correct.”

“And the IVA?”

“Also correct.”

“Can we skip it?”

Unfortunately, taxes aren’t an optional add-on like guacamole. 🌮😅

As a professional real estate company operating legally in Mexico, our services are invoiced and subject to IVA, just like many other professional services.

The truth is that when comparing real estate services, it’s important to understand the full cost structure, including commissions and applicable taxes.

“So we close Friday?”

Ah yes… the most dangerous question in real estate. 😂

One thing buyers don’t always realize is that a closing date is often a target, not a guarantee.

Just when you think everything is ready:
✔ The offer is accepted
✔ The funds are ready
✔ The inspection is done
✔ Everyone is excited

…the notary needs one more document.

And somehow that document was issued in 1987, filed in a cabinet nobody has opened in 20 years, and now needs to be found immediately. 😅

The truth is that buying property in Mexico involves multiple parties, paperwork, government offices, banks, notaries, and sometimes a little patience.

The good news? Most delays are solvable with the right team guiding the process.
