TECHNICIAN VACANCY FOR NEW STRATA PROPERTY SITE AT SHAH ALAM

A maintenance technician manages the upkeep of the building. They should have a solid understanding of plumbing and electrical systems as well as knowledge in Civil and other crafts. They will be well-versed in all maintenance process and health and safety regulations. They may occasionally be required to patrol the premises to determine if any hazards are present, and any issues that are discovered should be resolved immediately. It is also important to keep complete and accurate records of the work that is done and the expenses that are carried out. Customer service and communication skills are beneficial in this position, as the technician may need to interact directly with outside parties, employees, and customers associated with the premises. An ideal maintenance technician will be able to work.

Responsibilities:

- Performs general preventive maintenance, corrective repairs of the building, and equipment including day-to-day repairs and emergency maintenance
- Able to diagnose any electrical issue or can do the basic troubleshooting when the system is down
- Develop maintenance works SOP and ensure implementation
- Carry out day-to-day checklist and maintenance schedule
- Carry out inspections of the facilities to identify and resolve issues
- Check electrical systems of buildings to ensure functionality
- Plan and report all repair and installation activities in weekly meeting with the Building’s Manager
- Monitor equipment inventory (Fire extinguishers) and place orders when necessary
- Manage relationships with contractors and service providers
- Keep maintenance logs and report on daily activities
- Ensure health and safety policies are complied
- Due to company’s nature of business, incumbent is expected to carry out any maintenance task after working hours if required
- Additional ad-hoc tasks assigned by the Management

Requirement

- At least have a certificate of PW2
- Proven experience as a maintenance technician
- Experience in planning maintenance operations
- Solid understanding of technical aspects of plumbing, carpentry, electrical systems etc.
- Working knowledge of facilities equipment
- Ability to keep track of and report on activity
- Excellent communication and interpersonal skills

An administrator manages the financial flow every single day in property area. They should have a solid understanding of financial and property management system as well as good public relations with client. They will be well-versed in all maintenance process and health and safety regulations. It is also important to keep complete and accurate records of the work that is done and are carried out. Customer service and communication skills are beneficial in this position, as the admin may need to interact directly with outside parties, employees, and customers associated with the premises.

Responsibilities

- Attend to phone calls and resident’s queries and maintain good relationship with residents
- Perform general accounting duties such as bookkeeping, data entry, handling of petty cash an banking of cash/cheques
- Handle maintenance fee billing to residents, issue maintenance notice/reminder, collect maintenance fees from residents
