BUILDING SUPERVISOR VACANCY FOR STRATA PROPERTY SITE AT BENTONG, PAHANG
JOB SUMMARY
A Building Supervisor manages the upkeep of the building. They should have a solid understanding of property management according to Strata Management Act (Act 757) as well as technical knowledge regarding building. They will be well-versed in all maintenance process and health and safety regulations. They may occasionally be required to patrol the premises to determine if any hazards are present, and any issues that are discovered should be resolved immediately. It is also important to keep complete and accurate records of the work that is done and the expenses that are carried out. Customer service and communication skills are beneficial in this position, as the technician may need to interact directly with outside parties, employees, and customers associated with the premises. An ideal Building Manager / Executive will be able to work.
Responsibilities:
- To ensure the smooth operation of building management and maintenance in accordance with policies, procedures set by Company.
- To lead a team of building and maintenance office staff at the management office and to work closely with the Management Committee (MC).
- Liaise with building residents and tenants on the day to day operations issues.
- Responsible for the liaison with local authorities (i.e. COB / BOMBA, etc) for all building matters.
- Review M&E and non-M&E contracts and preparation of technical reports.
- Liaise with contractor, suppliers and external parties on all issues regarding to the building.
- Ensure compliance of Strata Management Act, 2013 and building by-laws.
- Oversee the maintenance and repair of building facilities such electrical installations, plumbing fixtures and building services.
- To closely monitor the collection and the credit control exercise to maintain a healthy Maintenance and Sinking Fund Accounts.
- Organise, facilitate and attend monthly meetings, special meetings, as well as Annual General Meetings/Extraordinary General Meetings.
Requirement:
- Possess at least a Diploma, Bachelor’s Degree, in Property/Building/Facilities Management or equivalent.
- At least 2 years of working experience in the related field.
- Independent, resourceful, with good interpersonal and communication skills.
- Experience in managing other high-end residential buildings is an added advantage
- Excellent communication and interpersonal skills
Other Requirement
- Applicants with ability to speak in English and own a vehicle will be an added advantage.
