Bagi saya, kalau kau punya ilmu tak cukup, baru setahun jagung, lebih baik kau beli melalui ejen. Urusan lebih mudah.

Lagipun, ejen dah selalu uruskan jual beli rumah, networking pun dah power, kenal banker dan lawyer yang bagus.

“Malaslah beli rumah dengan ejen. Baik aku beli direct owner. Lagi murah. Ejen ni selalu mark up nak jual mahal.”

Kalau kau nak tau, komisyen ejen tu bukannya kau yang kena bayar. Tapi, owner rumah sebagai penjual yang akan bayar, okay.

Lagi satu, ejen ni pun tak s**a jual rumah mahal-mahal. Ejen lagi s**a rumah dijual murah supaya lebih senang ia terjual.

Owner rumah pun ada yang tamak, nak jual rumah semahal yang boleh. Kadang-kadang ada yang jual atas harga pasaran.

Jadi, ejen lah yang akan pujuk owner supaya murahkan sikit. Bagi ejen, tak kisah murah sikit asalkan close deal, rumah terjual.

Tapi, kalau kau nak juga beli direct owner, boleh saja. Pastikan cukup ilmu di dada. Sebab semua kau kena buat sendiri.

Transaksi buat melalui pejabat peguam supaya hak kau terjaga. Elak buat transaksi melalui tunai, sebab tiada bukti.

Nanti, mesti ada orang kata, “Eleh, kau ejen hartanah memanglah kau suruh orang beli melalui ejen. Nak komisyen le tu.”

Hello, saya bukan ejen hartanah okay. Kau sebelum nak tuduh-tuduh saya, baik kau cek betul-betul. Sia-sia jadi fitnah.

Benda baik, saya akan share. Tak semestinya saya kena jadi ejen hartanah untuk kata profesion itu bagus, kan.

Entah apalah yang kau jeles sangat dengan ejen hartanah kan. Dia buat kerja, dia bagi servis, dia dapat komisyen selayaknya.

Macam kau kerja masuk ofis hari-hari. Kau okay ke kalau lepas kerja sebulan, bos tak nak bayar kau. Mestilah tak okay kan.

Bezanya kau makan gaji dan ejen hartanah makan komisyen. Kau mengelat kerja, kau dapat gaji macam biasa. Ejen hartanah tak buat sale, tak dapatlah komisyen.

Tak kisahlah makan gaji atau komisyen. Yang paling penting, kita orang Malaysia memang makan nasi. Takde kene mengena. Ha! - HF

Lepas viewing.. sebaiknya anda lakukan ini..

1) Jika bersetuju - Katakan "Ya.. Saya Berminat Untuk Membeli".
2) Jika tidak berminat - respons "Maaf.. Saya tidak berminat rumah ni. Boleh tolong carikan rumah lain?". atau..
3) Jika perlukan masa untuk berfikir... katakan "Boleh berikan saya masa. (mungkin 2-3 hari) untuk buat keputusan?".

Tuan-tuan.. puan-puan bakal pembeli..

Tiada orang yang boleh paksa anda beli atau tidak.. apatah lagi marahkan anda jika tidak berminat untuk membeli.

Apa yang perlu anda lakukan sekadar beri keputusan... YA.. TIDAK.. atau.. PERLUKAN MASA UNTUK BUAT KEPUTUSAN.

Berdiam diri atau tidak memberikan respons mungkin merugikan anda kerana perunding hartanah (REN) anda tidak tahu masalah anda dan apa yang anda inginkan.. Oleh itu mereka tidak akan dapat membantu anda. Melainkan memang anda memang tidak berniat membeli rumah dan sekadar 'windows shopping'.

Kadangkala terdapat bakal pembeli yang berminat tetapi tidak memberikan respons kepada perunding hartanah. Maka REN akan menganggap anda tidak berminat dan memberi peluang kepada bakal pembeli lain.

Tiba-tiba anda berubah fikiran selepas 1 minggu dan ingin meneruskan pembelian. Pada masa itu mungkin sudah terdapat pembeli lain yang sudah berminat dan membayar deposit untuk pembelian.

Jika tidak berminat.. sekadar kata SAYA TIDAK BERMINAT rumah ni.. Mudah kann... nanti REN carikan rumah lain.. 😊

Yang penting jangan diam seribu bahasa.. kerana anda mungkin bukanlah satu-satunya pembeli rumah. REN bantu anda sebagai pembeli tanpa bayaran.. anda bantu diri anda buat keputusan.
