Buyers are going for more recreational facilities to be included in their housing projects.

“Environment and lifestyle now play a big part in their decision-making process.

“Gone are the days when home owners only want a roof over their heads,” said Malaysian Institute of Estate Agents president Chan Ai Cheng.

The top three facilities buyers would look for are a swimming pool, well-equipped gymnasium and games court, according to Chan.

In a gated and guarded community, buyers also want security, walk paths and cycling tracks, and extensive landscaping for that “resort feel”, she said.

Within a high-rise development, extensive facilities including rooftop gardens, car parks, impressive entrance statements and lift lobbies are much sought after.

To impress buyers, developers are building new and improved facilities.

“Developers are setting a new standard in terms of the number of facilities within a development.

“They are the key in attracting would-be home owners and as such, developers would go all out to impress buyers,” she said.

However, Chan said recreational facilities may not be enough, especially for teenagers who need more space for games and sports.

In the city, there is an issue of space due to high land cost, she said.

“This is where games centres could come into play.

“The centres could house tennis or badminton courts, swimming pools and other activities under one roof,” said Chan.

Real Estate and Housing Developers’ Association Malaysia (Rehda) acting president Datuk NK Tong said: “There is a trade-off between providing more facilities and making homes more affordable.”

Tong said the amenities have maintenance costs as well.

“We don’t want to put in something that is too expensive to maintain,” said Tong, adding that open green spaces have remained a popular requirement among homebuyers.

“Trends are changing all the time but for young families, open parks are still very popular,” he said.

For landed development, developers are required by the authorities to provide parks but there are also developers of bigger townships that go the extra mile by offering extra facilities, he said.

𝟮𝟬𝟮𝟭年制造业投资额创新高 州政府努力招商获各领域认可

2021年度槟州制造业总投资额逆流而上,创下762亿令吉历史新高,州内各领域企业对槟州政府招商努力给予肯定,并希望高投资额能为州内企业带来更多商机。

马来西亚投资发展局(MIDA)于周二,公布制造业、服务业及原产业投资表现,其中槟州再度登上投资榜首,更打破以往记录,成为国内招商冠军。

对于槟州屡屡交出亮丽的招商成绩单,州内各领域普遍认为完善的工业生态成为“东方硅谷”备受青睐的原因,同时也对州政府打造亲商环境表示赞赏。

屡获各领域投资者青睐

大马厂商公会槟州分会主席拿督李忠利指出,得利于过去50年来的工业化进程,槟州在近年来屡获各领域投资者青睐,尤其是电子及电气(E&E)企业。

“槟城的半导体工业及制造业充满活力,是许多国内外大型企业落脚的首选,更成就了槟州东方硅谷的美名。”

他认为,完善的工业生态系统和工业基础设施,和不可或缺的供应链及原料支援,是槟州成功吸引高素质投资的主要原因。

同时,槟州持续纳入高科技环境,也成为吸引这些跨国企业的因素。

槟州政府管理表现良好

马来西亚半导体产业协会主席拿督斯里王寿苔表示,这对槟州而言是一项了不起的成就,并证明了槟州是众多投资者的首选。

“这也证明了虽然经过两年的新冠疫情肆虐,但州政府在平衡经济和疫情管理方面表现良好,希望未来将会达成更多目标。”

他说,业者和州政府积极配合,和州政府愿意为业者解决问题,共同缔造充满活力的电子及电气领域,是槟州成功的关键。

“这得益于州领导愿意深入了解业界问题,并且寻找解决方案,让州内的工业领域持续活跃。”

他对槟州未来的招商引资抱持乐观态度,并会有更多企业进驻槟州,让槟州继续在有关领域一枝独秀。

让州内经济持续前进

槟城中华总商会 (PCCC) 副会长庄厥成赞扬槟州在制造业领域所获得的卓越成就,成功吸引大量投资者进驻,让槟州经济持续前进。

“得益稳固的工业基础,许多跨国公司在槟州营运多年,并且成功把业务拓展至更高层次。”

他说,随着科技发展,在生命科学、物联网、5G网络及半导体方面的需求随着大增,槟州在这方面的优势也吸引了更多企业投资。

“这对槟州而言,是未来的发展走向,也是槟州经济的支柱。”

亮眼表现带动全面发展

威省中小型企业公会主席黄兴隆对于槟州于2021年度总投资额冠全马表示欢迎,他表示,亮丽的投资表现,将带动槟州中小型企业全面发展。

他认为,除了完善的工业生态系统外,槟州政府积极的招商态度和州内高素质的人力市场,是投资者青睐槟州的主因之一。

他说,中小型企业能够深切感受到槟州高投资额带来的好处,因投资者进驻带动工业市场的需求大增,做为整个产业链枢纽的中小型企业,更从中获得不少商机。

“不仅是中小型企业受惠,各领域也同样获得有利可图,如负责载送员工的工厂巴士、新增的各类职缺,甚至是保险行业,都能分享这块经济蛋糕。”

他透露,该会也积极和各单位合作,举办讲座会等活动,让属下逾200名会员更了解槟州未来的商机和如何把握机会发展业务。

“我们将在3月17日将会主办一场讲座会,邀请MIDA、SME CORP和MATRADE前来主讲。”

较早前,槟州首长曹观友也宣布上述喜讯,据他说,2021年度的制造业批准总投资额,已经超越2012年至2020年的累积投资总和,既731亿令吉。

“去年的制造业外资直接投资为744亿令吉,98%的投资额来自外资,换言之全国41%的外资直接投资来自槟州。”

“这些投资将给槟州的各领域带来巨大机会,并且进一步巩固槟州在全球价值链中的地位。”

After a delay of nearly eight years, the feasibility study on the Penang undersea tunnel has given the controversial project a go-ahead, but it requires written reviews from the Penang Port Commission (PPC) and Penang Port Sdn Bhd (PPSB).

Chief Minister Chow Kon Yeow said the project’s feasibility report was presented to the state executive council last month by concessionaire Consortium Zenith Construction Sdn Bhd.

“The state government has taken note of this report, and the results have shown that the project should go ahead but subject to compliance regulations,” he said at a press conference in Komtar today.

However, he said, the state government will need to get written reviews from PPC and PPSB as the project will involve shipping and ferry routes along the straits.

“We will make a final decision after receiving feedback from these two agencies. The state government hopes that the written reviews can be obtained soon.”

Last year, Chow said the feasibility report had been completed and would be tabled to the state government meeting after collating all comments from technical agencies, including federal ones.

He also did not rule out the possibility of building a bridge as a third link, but it will only be considered after the feasibility report is presented to the state government.

The undersea tunnel project was awarded to Zenith Consortium company BUCG in 2013, and the draft feasibility study report has been underway since 2014.

The 7.2km-long tunnel, which connects Persiaran Gurney to Bagan Ajam in Seberang Prai, is under the Penang Transport Master Plan (PTMP).

PTMP is a state government initiative with an estimated cost of RM46 billion, comprising a seabed tunnel connecting the island to the mainland, highways, LRT, monorail, and a comprehensive network of bus routes on the island and mainland.
