为了不让利润缩水,开发商很可能会把这些新增成本转嫁到还没卖的房子和未来的新项目上!所以,如果你打算近期买新房,可能要做好心理准备,房价可能要涨一波了!

这一政策可能会让开发商面临两难:提价怕影响销量,不提价又会压缩利润。
对我们买家来说,这反而可能是个利好!特别是对槟城市场!很多二手屋的价格至今还停留在2014年的水平,简直是抄底的好时机!当新房成本因为SST上涨时,这些性价比超高的二手房就显得更香了!🏡

马来亚投资银行(Maybank IB)指出,销售与服务税(SST)的扩大,特别是将建筑服务纳入其中,很可能会拖累房地产开发商的利润,而非建筑承包商。从7月1日起,针对商业和工业项目征收的6%建筑服务税,预计将由开发商承担,因为大多数合同中都包含法规变更审查条款。这将导致开发商成本增加,可能需要通过提高未售单位和未来项目的价格来转嫁给买家,但经济增长放缓和市场需求疲软可能会限制他们转嫁成本的能力。
值得注意的是,住宅建筑、与住房相关的公共事业项目以及在生效日期后有12个月宽限期的不可审查合同可获得豁免。此外,对于数据中心建设等开发商,如Eco World Development Group Bhd和Sime Darby Property Bhd,也可能面临支出增加,影响内部收益率。对于投资物业(如商场)的租金收入征收8%的SST,则将由租户承担,这可能限制开发商在租金谈判中的议价能力。Maybank IB维持对房地产行业的“中性”评级。
