TEN CRITERIA TO CONSIDER WHEN BUYING OR RENTING A FACTORY

1. Nature of business - Initial investment in modification and renovation versus the tenure of lease. If the initial investment is high, it is more realistic to purchase a factory.

2. Start-up business - renting will be less expensive for new start-up.

3. Capital outlay - renting is so much cheaper for short term. However, for long term, it is costing less to pay for the same space if you purchase a factory. Besides, there may be appreciation of the property value.

4. Cashflow analysis - help you to weigh the pros and cons of renting versus buying a factory.

5. Tax savings - renting has no tax benefit whereas owning a factory can help recover the outlay by yearly depreciation deductions.

6. Location - finding an ideal location is rather challenging. So, once you have identified that, you may not want to lose it on short term lease - buying will help to secure the location.

7. Loading bay - ideally it should have a ratio of one loading bay to a space of 10,000sf.

8. Ceiling height - for space efficiency. High ceiling provides ready vertical expansion for storage purposes.

9. Factory space - the space of the factory you need right now may not suit your future needs. Plan with growth in mind.

10. Time - if time is of critical essence, renting can considerably save start-up time versus buying a factory.
