A lot of the information foreign buyers are relying on today is already outdated.

The costs have changed and can have a significant impact on what you actually pay when purchasing property in Malaysia. Many buyers focus on the purchase price and forget to calculate the total acquisition cost.

Not understanding this before you start viewing properties can lead to unrealistic budgets and disappointing surprises later in the process.

The goal isn't to find the cheapest property you can legally buy. The goal is to find something that protects your capital, fits your lifestyle, and still makes sense years from now.

Before falling in love with any property, make sure you understand the rules that apply to you. Good property decisions start with clarity, not emotion.

I thought the hardest part of leaving a corporate job was taking the leap.

It wasn’t.

Leaving a stable salary at Dell Technologies to start over in real estate taught me lessons I couldn’t have learned anywhere else. Some came from the good months. Most came from the difficult ones.

The pressure of earning nothing. The mistake of thinking the good times would last forever. And the realisation that this business was never really about property, it was about trust.

Looking back, the deals matter less than the lessons. Because the things that build a transaction are not always the things that build a career.

Your agent is not allowed to charge both you and the other party in the same deal.

Most don't tell you that. Most do it anyway.

There's a government body in Malaysia, BOVAEP, that licenses every real estate agent in this country. Their rules are clear on this. And yet the majority of buyers, sellers, tenants and landlords have never seen those rules, never been told about them, and have no idea they could object.

6 buyers. 6 properties in Penang. None of them ever came here first. One signed for RM1.3M over a single video call. This isn't luck, it's a process. And it works because the questions that determine whether a property is right for you don't require you to be physically standing in it.

Floor level. View orientation. What's being built 500 metres in front of that "unblocked" sea view in two years. All of that gets answered before you step on a plane.

Here’s something I see happen quite often.

A client finally narrows it down to one or two homes they really like… and then the question comes: “what if there’s a better deal out there?”.

The truth is, sometimes the best deal isn’t the one you keep searching for, it’s the one already in front of you. Good homes don’t stay around forever. And the longer we wait hoping for the “perfect deal”, the more likely it is that someone else sees the value and moves first.

Just a small thought I share with many of my buyers along the way.
