我 38 岁，今天，店要关了。
不是被吃倒的，是被租金掐死的。

我开的就是那种街边小店，不是网红店，也不是连锁品牌。全凭手艺、靠熟客、还有每天站十几个小时熬出来的。
疫情，我熬过去了。
物价涨，我忍了。
人工贵，我自己加班顶上。
结果最后，合约到期那天，屋主跟我说：“现在行情不一样了。”

租金直接从 RM6,000 跳到 RM9,000。
不是慢慢加，是一次 50%。
我问他：“这价钱你哪里拿的数据？”
他淡淡回我：“现在很多大牌子进来，人家给得起这个价。”

我后来才真的看明白——
不是行情变好，是资本进来了。
中国品牌、连锁集团、大资金，为了抢位子，租金再高也敢给。
他们背后是总部、是融资，可以亏半年一年，先占地盘再说。
而我们这种卖一碗 RM10、RM12 的小吃店，跟他们根本不在一个游戏里。

可是屋主不管这些。
他只看谁给的钱多。
Agent 也一样，谁出高价就推谁，你做不做得了下去，不关他的事。
他们嘴上说“市场价”，其实心知肚明——
这价钱是被资本硬生生推高的。

顾客的薪水有没有涨？没有。
物价有没有跌回去？没有。
只有租金，一年比一年不讲道理。

你不租？后面多的是人在等。
你不做？之前投下去的装修、设备、心血，全部泡汤。

这不是市场竞争，这是用资本在碾压。
最后结果是什么？
就是街边那些有温度的小店，一间一间消失。
以后整条街看起来热闹，但卖的全都一样，味道一样，贵也一样。
等资本觉得这里不划算了，撤了，留下一排空铺。
到时候租金再“漂亮”，也没人接得住。

我不怪外来品牌，我怪的是——
一场完全不看普通人活不活得了的租金游戏。
当屋主和经纪眼里只有“还能不能再高一点”，
整行只会越来越累，越来越没人情味。

有些店不是被市场淘汰的，
是被租金和资本联手逼走的。

我写这些，不是要谁可怜。
只是想如果你哪天发现，
常去的那间小吃店突然不见了，
可能不是老板不努力，
而是这里，
已经渐渐容不下认真做小生意的人了。

李大叔说过一句我一直记得：
“资本不会饿死，饿死的永远是撑不起规模的小人物。”

而我，可能就是其中一个。
