那一刻的心情，
真的跟抽到大奖没两样 🎉

隔天 Loan Offer（贷款合约） 一到，
开心到忘记问问题，心里只想：
“快点签！迟一点会不会被银行收回？”

冷静一点。别冲动。

👉 Loan Offer 是一份会绑你 30–35 年的合约。
一旦签了，基本上就不能回头了。

所以，在你签下这个“贵重签名”之前，
请一定要检查以下 5 个关键重点。
如果有不对的地方，现在就是你唯一可以“吵”、可以要求调整的时候。

✅ 第一：贷款成数（Margin of Financing）

你申请的是 90%，银行真的给足 90% 吗？

有些银行写 90%，
但只限房价本身。
Mrta , 律师费有没有，估价费有没有？
• 是 90% + 5% 一起包？
• 还是额外的费用你 另外用现金付？

👉 这一点会直接影响你的 首期（Downpayment）预算，一定要搞清楚。

✅ 第二：利率（Interest Rate / Effective Rate）

合约上的利率，
是不是跟当初 banker 承诺的一模一样？

重点不是只看“第一年很低”，
而是要看：
• Effective Rate（实际利率）
• 长期平均利率

有些配套：
👉 第一、第二年看起来很便宜
👉 第三年开始利率直接跳很高

一定要看完整个贷款周期，不要只被前期促销迷惑。

✅ 第三：锁定期（Lock-in Period）

这是很多人中招的地方 ⚠️

请检查：
• 锁定期 几年？（通常 3–5 年）
• 期间 不能 refinance 或卖屋
• 如果真的要卖 / refinance：
• 罚款怎么算？
• 是算 原始贷款金额 还是 剩余贷款余额？

👉 如果是用原始贷款金额来罚，那真的会很痛。

✅ 第四：贷款类型（Term vs Flexi）

合约写的是哪一种？
• Term Financing（普通房贷）
• Flexi Financing（灵活房贷）

如果你是：
• 做生意的
• 收入不固定
• 常常需要资金进出

👉 Flexi 非常重要。

如果写的是 Term：
你以后多还进去的钱，
不能随便拿出来用。

⚠️ 另外一定要检查：
Advance Payment Capping（额外还款上限）

有些银行：
• 不允许你 100% 随意多还
• 超过某个 %，银行直接不收

这一条不看清楚，
你“想省利息”都会被卡。

✅ 第五：特别条款（Special Conditions）

这里最容易被忽略 ❗

银行有时会加一些条件，
不完成 = 钱不会放款（Disbursement）

常见例子：
• 必须 抵押FD
• 必须 清完 PTPTN 并提供结清证明
• 处理某些旧欠款或法律文件

👉 如果你 签了才发现做不到，
贷款一样会 卡死不动。
