关于应不应该拿 延期贷款 + 利息算法:
Should I take the Loan Deferment? the interest calculation of it?
如果你周转上遇到问题,那就拿吧;
还有能力的,就只拿车期的 loan deferment, 因为车期是 fixed loan, 6个月没有算利息的;
真的没有能力,才 车 + 屋都一起拿 这个 Loan Deferment; 因为,屋子是Variable Loan, 六个月的 interest 还是有 charge 的。
以RM500k @ 4% 年利率来说,你的母钱会在6个月后增加RM11k +- 左右。
如果你是还有能力的,请你一定要继续供你的贷款,尤其是屋期。
6个月累计的RM11k principal, 根据欠期RM500k, 你的每个月供期 RM2500 里面只有 RM600 左右是principal payment...你会需要供 extra 15-16个月才可以把你在这六个月额外积累的利息供完... (这个是你的贷款还欠着RM500k的情况计算)...
如果你跟我一样觉得不想要被 charge 这个 extra 6 month interest 的话, 请你自行供期...
因为这个campaign 是 自动每个人都参与,所以大部分banks 会直接不过账了...
那个时候我们就每个人自动欠银行多几千十千了....
If you have problem on cash flow/ need on cash flow badly during this period, you should take the loan deferment.
For those who still have minimum capability, please continue to serve your house loan, while you can take loan deferment for your car loan.
Why? because house loan is a variable loan and the interest are on 'still-going-on' basis during deferment period.
Based on a loan amount of RM500k @ 4% p.a. interest rate, the six months interest can sum up to RM11k +-, which will be added into your principal.
If you have the capability to continue paying your house, please do so as the amount added into the principal over the 6 months, might take you 15 - 16 month installments to go back to the principal balance you have before the loan deferment period (this is calculated based on RM500k loan outstanding).
Since this campaign is Automatic-Enrolled to everyone, please make payment by yourself as most banks will stop auto debit function starting the coming month.
